Hi all, as above. Recently looking at 2-3 yo cars. Noticed a number of them with such issues. Is it a sign of serious accident previously, cos usually less serious ones can repair to original alignment / condition. Appreciate ur constructive inputs.

To the owner of this ride, Please learn to park properly and leave sufficient room for YOURSELF to get out of your own car, without having to scratch the car next yours in order to get out. Unless you possess some unearthly powers to teleport yourself out of the car (in which case you do not really have to drive, isn't it?), learn to park properly! I also cannot quite understand why you have to choose to park your car right next to mine when there are at the very least two dozen empty lots around.

Son loses claim to father's land in Kampong Kembangan Ownership of lot passed on under adverse possession law 20 March 2012 Straits Times A BUSINESSMAN has failed in the High Court to reclaim a piece of land once owned by his father but which is now fenced up as part of a property owned by a doctor. Justice Andrew Ang held in judgment grounds published yesterday that ownership of the disputed 1,850-sq-ft lot in Kampong Kembangan had passed on to Dr Ng Tsorng Chinn and his wife. Central to the rare case was the law of adverse possession. This stated that a person was deemed to own the land he had possessed or squatted on - for at least 12 years - if he had not received any notice of ownership from the original owner. But this case is understood to be unique as, unlike previous ones, the Ngs were not the owners of the property - with the disputed lot - before the Government abolished adverse possession in 1994. When the case was heard in November last year and in January, the Ngs' lawyers argued that the law allowed for the transfer of land acquired by adverse possession through sale or other means. Before the Ngs bought the three-storey semi-detached house on more than 5,000 sq ft of land, including the disputed 1,850 sq ft, in 2001, the property already had five previous owners since 1964. Valuers estimate that the contested land is worth more than $1.2 million. It was once owned by Mr Nanalal Shamji Shah who died in 1993. His businessman son Vijaykumar is the executor of his estate. In 1963, land owner Mr Shah arranged for one plot to be subdivided to provide for a septic-tank lot. In 1964, he sold another plot to Ms Kew Carey and gave her all rights to connect to the lot which held the septic tank and disposal plant. She erected mesh-wire boundary fences to enclose this lot as part of her property. In 1970, she sold the property to a couple subject to the same restrictive conditions in relation to the use of the septic tank lot. Around 1976, the septic tank was removed following PUB's implementation of the national sewage system. In 1982, the property was acquired by Pacific Steel Furnitures which replaced the wire fence with a concrete boundary fence which still stands today. Ownership of the property then changed hands twice before it landed with the Ngs in 2001. The Ngs' lawyers Wong Tze Roy and Koh Su Chern argued that the 12-year period required for a valid claim in adverse possession could have started in 1976, after Ms Carey built the fence in 1964. Alternatively, it could have started in 1989 following the removal of the septic tank which meant all the restrictive conditions would have ceased and continuing ownership after that amounted to adverse possession. Mr Vijaykumar's lawyers G. Raman and Khaleel Namazie countered that adverse possession was not done for a number of reasons. They argued that the original right of entry to the disputed lot was a licence based on conditions and remained valid until cancelled. This implied that permission was given by Mr Shah to enter the piece of land under dispute. Justice Ang held that when Ms Carey first erected a boundary fence, she intended to exclude everyone, including Mr Shah, and there was no question of a licence being created to occupy the lot in the first place. Access to the lot was also through the gate on her property, showing the fence was meant to keep out the 'whole world', including Mr Shah. It showed her intention to possess the lot and she was in adverse possession from 1964, said Justice Ang. He added that by 'continuity of possession' through successive owners of the property, the Ngs had acquired adverse possession of the lot. Justice Ang also ruled the caveat lodged on the lot in 2009 by the Ngs was valid as it was within the 10-year deadline period from the time the property became registered land in November 2001 under property laws here. The Ngs are entitled to assert ownership rights and the deceased's title to the lot 'was extinguished by adverse possession', said the judge. The case

I am driving an integra. Recently the motor for adjusting the left hand side mirror become very sluggish and sometime not even able to move. Is there any place where I can get it replace. I went to my normal workshop. He told me that I have to replace the whole side unit. Anyone know if I can just get the replacement motor? Thanks Lawrence

Last week, i took a cab home and had the most unsafe ride i had encountered. For start, the driver was kinda old so his eye-sight was not very fantastic,i could see he was trying to see the lane markings as the road was wet from the rain earlier.He nearly drove into an island marker!! To make things worse, his tyres were obviously bald and throughout the whole journey can feel the cab drift slightly, driver holding steering wheel was trying to counter back. With the recent increase in taxi fares, it should be justifiable that taxis should be maintained for the safety of the driver, his passengers and other road users. This cab is like an accident waiting to happen.hopefuly the driver changes his tyres asap before an accident happen esp since it's the raining season too.

Help toilet operators keep the loos clean WE REFER to the several letters on public toilets published in The Straits Times recently. We thank the writers for their feedback. Maintaining clean public toilets requires the cooperation of both the public-toilet operator/building management and users. Besides providing good infrastructure, it is key for public-toilet operators/building managements to have a good cleaning and maintenance regime, while users need to act responsibly when using public toilets. Public toilets will not be clean if there is a lapse in any one of these aspects. Under the law, public-toilet operators/building managements are required to provide adequate amenities, for example, hand soap and toilet paper. In addition, there should also be cleaners to ensure that the toilets are always maintained in a clean condition. Public-toilet operators/building managements have the responsibility to ensure that toilets are clean and in good working condition at all times. Similarly, it is just as important that users exercise civic responsibility and use toilets properly, with due care and consideration for the next user. As a member of the public has rightly pointed out in another forum, 'as long as toilet users are inconsiderate, the washroom will remain smelly and filthy even if (it is) cleaned several times a day'. On its part, the National Environment Agency (NEA) will continue with its public-education programmes to promote good hygiene and sanitation practices. At the same time, we will not hesitate to take stern action against operators who fail in their duty to keep their public toilets clean. Since the beginning of this year, we have taken enforcement action against 64 shop operators for failing to maintain clean public toilets. Checked my space saver spare yesterday and visually it looked fine. Prodded it and din feel soft. Never used it b4 and it's abt 1yr old. But since i was pumping the tyres yesterday, i decided to open up the boot, etc (damn leceh..) to check the spare's pressure too. The spare's sidewall indicated in bold, "Inflate to 60psi". Got a shock when it was onli 28psi all this while tho it looked fine. Thot i'd share this so MCFers to go check their spares too.

Recently, I realise a handful of car owners are changing their headlights bulb to some high intensity type and have them installed incorrectly. In the end, their headlights are pointing UPWARD!!!! It is blinding driver in front of them. I have been the suffering party for like 10 odd times during the last few mths. For those owners reading this, pls have your light blub fixed properly. If u realise the the car in front of you is glowing.... that is because you headlight are aiming at it.. and not on the road!

Just heard from a friend that the carpark auntie gave a car which has season parking a $50 summon! Reason? 'Parking outside parking lot' cuz the rear wheels of the car touched the white line of the lot! Also, today heavy rain, but carpark auntie still going around catching cars without coupon in the rain! Wah New Year's Eve still so hardworking!

Just wondering whether anyone has tried removing the front Chevy emblem (on grill) from an Optra before? I thought of removing it for a little experiment but don't know how to take it out properly, and afraid I'll spoil or break it in the process. Anyone can advice?

I not sure whether can this be call a problem. But I realise for the last 2 mths.. My orange indicator lights up at 32L instead of 34L usually. The only thing that I rem was that the undercarriage was hit by some humps recently. Is there anything that can be done? Did my oil tank got smaller or that the indicator has spolit or sth? Anyone have any idea?

It's wierd. After cooling down (left for more than 2 hours)....my engine will start at the first crank. Then I drive it (in the carpark - MSCP) and as I drive...within a minute, the engine starts to have fluctuations in the revolutions. It will go above 2000rpm without throttle input, and fall to almost 1000....then rise and fall....gradually bottoming out below 700rpm where the engine proceeds to die. And then it refuses to start! Yesterday..before going to the esplanade, I had to push the car into a lot, so as not to block traffic in the carpark. Thankfully, there was a lot on the level which my car stalled. I then had to keep cranking....for more than 15mins (more than 10s of cranking...then resting it for a minute.) Finally.....I decided to crank for a longer period at least 20-30s. And the engine finally starts! ....and I leave it to run idle for a minute. Then I proceed to switch it off.....and then I restart...and it starts on the first crank. We drive to the esplanade without incident. In fact..the car feels very responsive...and more powerful (I don't know why...) And after seeing the fireworks....the same thing happens ! And with the engine fluctuating again! I pushed the car into the nearest lot (up a slight slope - Marina Sq carpark) After a few more failed attempts...for some wierd reason, I decide to crank it again for as long as it takes to start....and again...around 30 secs of cranking allows the engine to start! With everyone looking at me I decided to rev the engine to see if there was any other problems. Nothing again. And we proceed home without incident....and with the car being very responsive. Anyone saw a Black Presea....intermitently speeding (way above speed limit) last night?... Anyway....I hope that it starts today Anyone with any ideas as to why it behaves like that?? Could it be....too much petrol (the fuel attendant overfilled my tank earlier that day)?
