  1. Hi friends I am getting a new Honda Jazz soon and as a first time driver, i am required to take Honda's insurance for the first year. However, i was offered 1 year and 2 year package. I'm 30 years old, male. 1 Year - $1995, 0% NCD, Excess: $600 2 Year - $3331, 0%NCD, Excess: $600 May i know if i should take the first year or take the 2 year package. If i change insurance, will they consider my NCD based on the Honda insurance i signed for. Please kindly advise. New driver here. Thanks for the great help

Agents channelling a chunk of commissions to buyers source: https://www.businesstimes.com.sg/real-estate/agents-channelling-a-chunk-of-commissions-to-buyers?utm_medium=social-organic&utm_source=Facebook#Echobox=1602391106 WHILE the authorities' move to put curbs on developers re-issuing options to purchase should help reduce some distortions in Singapore's private housing market, another source of distortion persists. This originates from property agents who channel a chunk of the commissions received from developers, to buyers - to boost their chances of clinching sales. This is sometimes done under the guise of "referral fees" and the inducement is passed on to buyers indirectly - through a third party - to avoid detection, as such payments are in breach of guidelines set by the Council for Estate Agencies (CEA). Industry sources told BT it is not uncommon for savvy property buyers to scout around for agents who agree to give them a bigger portion of their commissions. As commissions are captured under a developer's cost of sales, they do not affect the headline price that the developer has to report to the authorities. In short, prices are inflated. So far, it seems to have been challenging for the CEA to find evidence to nab these agents, say market observers. A spokesperson for CEA told BT: "The public can report cases of property agents who breach the above guidelines to CEA for investigation. CEA takes a serious view against property agents who do not act professionally and will take disciplinary action against them. "Depending on the nature of the breach, this could involve written warnings, financial penalties, and/or suspension or revocation of a registration." Not all property agencies allow their agents to engage in this practice, though they risk losing them to rivals who are willing to turn a blind eye to agents indulging in this practice. Some developers loathe having to pay high commissions to agents, especially given the thin profit margins some of them are making relative to the development risk that they undertake. Nevertheless, at times, they have had to relent - such as after finding out that some agents had been redirecting potential buyers for their projects to rival developers who are willing to reward them with higher commissions. The practice of agents giving buyers a cut of their commissions may not be new, but it gained momentum after the July 2018 cooling measures which led to a drop in private housing demand. At the same time, developers were staring at a substantial pipeline of launches on sites acquired at high prices during the collective sale fever in the preceding two years. Developers have to complete developing any residential sites they purchase and sell all units in the new project within five years, to qualify for upfront remission of additional buyer's stamp duty (ABSD) on the land purchase price. Hence developers were under pressure to drum up sales. "The best way for developers to move the units would have been to reduce prices, but earlier buyers would be upset and complain that they got a bad deal," said retired property consultant Tan Tiong Cheng, the former executive chairman of Knight Frank Singapore. "So, developers came up with Plan B: Incentivising agents." By that time, a consolidation in the property agency business had resulted in a handful of big players. This put the agents in a stronger position to demand higher commissions from developers - of about 3 per cent for new project launches, compared with around one per cent previously. Agents can command even higher commissions of, say, 7 to 8 per cent to clear remnant units in projects launched some time ago, industry players told BT. In short, post-July 2018, agents have enjoyed a big increase in commissions. Said Mr Tan: "Voluntarily or involuntarily, some agents started offering sweeteners to buyers to commit to a purchase. "So instead of the developer giving a price discount to the buyer, agents gave a cut of their commissions to buyers." Not surprisingly, developers prefer to keep mum. As an industry source puts it: "The developer will say: 'I don't know anything about this. What the agents do with their commissions is their business'."
  3. Last weekend saw Singapore going into Phase 2, whereby almost every industry could become operational again. With showrooms closed for more than a month since the start of our lockdown, naturally this weekend also saw some decent traffic. Unfortunately, one test drive in particular went bad for this particular Honda shopper at Leng Kee... We don't have details on exactly what happened but it does look like this Red Honda Jazz that was probably going through a test drive, isn't going to be sold as a new car anytime soon. On the bright side, we can be sure that Honda's safety features sure work very well. P.S. We reckon with the upcoming all new Jazz's Honda Sensing safety suite, this accident could have been avoided.

  6. Hi all, i just want to get attention from people that i realise a lot of direct buyer is actually same person who selling a lot of cars and same contact as other dealer. The reason is to manipulate the market to make people think that the used car price high sky is to blame direct seller who want to sell their car at high price infact the truth is dealer jack up the price, worse is the used car peice depreciation is higher than the current new car price even at $60-65k coe price tag. They realise that people who dun afford downpayment for new car will narrow down to used car search n hence dealer unethically appreciate all their assets that they bought in at low price previously by manipulating market cause they know ppl who does not have a choice will go for used car It is up to the buyer now to think twice n make clear calculation cause if u make purchase used car will always cause the used car market at high price due to dealer think no matter how high the depreciation u dun afford new car downpayment u come to used car n u pay something that is not worth moreover will need to pay for repair cost if the used car went wrong. Overall in actual the used car depreciation will be a lot higher than the new car. example new altis 10-11k depreciation 2006 altis 9-12k depreciation haven count the repair cost n the risk that the car might involve several accident i want to urge the dealer stop manipulate the market price, also sgcarmart do not allow not genuine direct owner to post their car sales under direct owner advertisement.
  7. hi, i have a few questions that needed your advice. 1. what is the max age allowed to get HDB loan? 60? 65? 2. i own a 4 room HDB flat in Tampines, outstanding loan is $100k. monthly payment is about $1000. my loan amunt then was $250k. how much cash could i get back should i sold my flat at $480k? 3. i'm looking at a resales unit with 4 bedrooms selling at $690k. how much could i loan from HDB and what is my monthly repayment and years of loan be allowed from HDB? lastly, what is the best price can i fetch for my 4 rooms in Tampines st 22, high floor unblocked, corner, lift landing upgraded, 12 mins walking to Tampines MRT and Simei MRT, 10 mins driving to major PIE / ECP / TPE highway. MP Ong Teng Koon suggests "ABCD": Additional Buyer’s Car Duty By Linette Lim POSTED: 28 January 2016 at 9:00 PM UPDATED: 28 January 2016 at 9:59 PM SINGAPORE: A tax on a second, and subsequent passenger cars – similar to the Additional Buyer’s Stamp Duty in the residential property market – can help improve the spread of car ownership in Singapore, said MP Ong Teng Koon in Parliament on Thursday (Jan 28). “Could we not consider here, an Additional Buyers’ Car Duty – ABCD – which could be set as a percentage of the prevailing COE price, for those who wish to buy a second, a third, or fourth car?” he asked. He added: “Perhaps a simple mechanism would be to step up the price of each COE. Property investors also face tighter restrictions on mortgages, so similar might be applied in the car loans market.” The MP for Marsiling-Yew Tee GRC said the idea is to use the proposed mechanisms to “price some second car buyers out of the COE market, thereby lowering the price and improving affordability for first-car households”. As of 2014, there are 536,000 passenger cars registered in Singapore, figures from the Land Transport Authority show. Of this, approximately 45 per cent of households own at least one car, while 8 per cent of households own more than one, said Mr Ong. He also proposed mandating that car dealers explicitly show a breakdown of the cost of the car, and how much gross profit they are making. And he suggested the Government take the lead in helping Singaporeans adopt electric vehicles (EVs), by facilitating the installation of vehicle charge points and earmarking parking lots for EVs. “The infrastructure required for Singaporeans to truly live in a car-lite way – such as a much denser network of MRT stations, or even the advent of autonomous car-sharing schemes – is still years away (from realisation)”, said Mr Ong. Recently have a bad experience with a direct seller, most likely will left me carless as my car is sold and my seller car still pending. 2 weeks ago met up with a direct seller, price agreed and everything and i told him ill apply for loan. I then approached a friend who use to work in car trade for help. Loan was approved, i then told seller that i need him to sign buyer/seller agreement and front and back of IC as the finance company says they requires them to verify. Seller told me his aunty was owner so need his aunty to settle. Spoke to the aunty and even got my friend to explain and the aunty say she is afraid to pass her ic front and back or sign any agreement because she scare ill use her ic to borrow ah long =.= she also claims to be very familiar with the procedure for buying and selling used car. Buyer inform me that his aunty going oversea in 2 days time , need to settle the car a.s.a.p. Buyer aunty agrees to provide IC front back and sign the document after i sent her my own IC front back as "insurances" My agent then inform seller side that they can pass him her IC and he will apply the pin for them etc, they refuses as they dun trust us, so my agent told them to go get the pin from LTA themself and also sign on the LTA transfer form before she leave for oversea. The aunty then told me again that she is very familiar with car selling procedure and that she will NOT sign on anything. After explaining, she sign and pass to her nephew to safekeep. Aunty then flew off oversea and Im left to deal with the nephew. Mean while, my own car was sold and new owner collected my car all settle within a few days. I then contacted the seller and ask him if he can let me sign on the transfer form, and also ask him to apply for pin a.s.a.p. My loan and insurance is already ready pending for him. Seller told me he busy, no time apply pin and he dont trust me with the transfer form ( wth? ). He ask me to faster clear his loan and pass him a cheque with the balance, after which he will apply for pin and let me sign on the transfer form, and then we will go to LTA. I told him that if he wish to settle asap, he must work together and follow the procedure, my agent is willing to run a trips down to LTA etc to settle paperwork for us as he is my friend. Seller say he take instruction from his aunty. Now im struck with no car and my job requires me to have 1, and I definitely dont want to apply the pin after giving him the cheque because most likely he will say he is too busy to apply the pin or transfer.

Why don't HDB in the first place develop the whole vacant area either for BTO or DBSS?   13. Hi all, Let's say i am buying a 2nd hand car tomorrow, can i buy the car under my name, put the insurer's name under my dad and the named driver as me? Point to note: i am currently unemployed but i will pay the car in full, my dad is working in overseas permanently and he will need to fly back to Singapore to sign the insurer form if he's allowed to. But if he can't, can i sign on his behalf using his name of course assuming i will have a photocopy of his identification documents? (which by the way, i assume an umemployed person will not be able to sign the insurer form using his/her own name) Thanks.

  16. Hi, i am in the midst of selling my car to a private buyer. This buyer went to a dealer to assist in taking up loan for my ride, at the same time have to clear my bank loan. I have went to LTA to request for the transfer pin, now this dealer wants me to hand over the pin to them. Should i just pass the PIN to him? He mentioned that he needs to have the PIN so that his finance company will then settle my car loan. I am afraid that if i passed them the PIN, they might just transfer the car under their name and not settle the car loan. Is there such a case where the bank will not allow the transfer of the car ownership if the full settlement is not done?
  17. Hi guys, Currently I am sourcing for my first car and has been doing some light research to improve my knowledge in this field. Have a few questions in mind and hope I can find my answer here (provided I post in the correct sub forum): 1. Is the depreciation calculation something like this: {(loan amt + [interest % per year * number of year loan]) - OMV} / 10? And can I say that the depreciation charges is basically the amount of money that I "lose" per year? 2. If I choose to scrap the car after says 3 years. I'll only be able to get back the OMV + whatever pro rated 7 years left of COE back in cash right? How would it compared to selling it to second hand car dealer? Do they have a different calculation on trading in price? 3. What are the major differences between a longer car loan vs a shorter car loan? I heard that longer car loan will resulted in lower resale price due to the embedded interest charges? Does it make a huge difference? 4. Any other area that I should familiarize myself with? I intend to buy a used car and then convert it to OPC. what i am not clear is that, in order to buy the car and transfer to my name, i have to have new insurance and road tax paid, which will cover 1 year. So in that case, what if i what to convert the car into OPC immediately? since OPC insurance and road tax are less than normal car. will i get back the extra insurance and road tax i pay for a normal car? ask the seller to convert into OPC 1st, then i buy? any bro have any exp. to share? thx.

  24. The spin doctor is helping the AD this weekends. Smell so much like a PAID advertistment. Talk and talk about all the mazda cars, its engine, history and how good each models are. Funny, it was quiet last saturday when I was at mazda. The SE said the insurance subsidies only up to $1.5k, perhaps it was increased to $4000 this week onwards due to poor sales. Anyway my insurance for the M2 was quoted at around $1950(0%NCD) according to the insurance list that SE showed me. I proposed that she fully cover my insurance and pay for one year road tax, plus the usual solar film and reverse sensor, then I buy. She said $1.5 already very good leh.
