Surely these maintenance guys won't know if the product will be flammable or the internal clippers have corroded. I would have hold QP responsible for the design and approving authority to ensure adequate maintenance processes are in placed before approving them. many renown designs were never given thought on maintenance. now it is others to pick up these sh#t.

Cash-over-valuation (COV) figures will no longer be part of the negotiating process for Housing Board resale deals, as buyers and sellers will now have to agree upon a price first before getting an official valuation, National Development Minister Khaw Boon Wan said in Parliament on Monday. Previously, sellers usually got valuations first, and then negotiated with buyers over how much more - or less - should be paid. But negotiations should "rightly" be based on recent transaction prices, not the additional cash premium or COV, said Mr Khaw. So from 5 pm on Monday, a price must first be agreed upon and the Option to Purchase (OTP) granted, before buyers can request a valuation from the HDB. HDB will no longer give valuations to sellers, although existing OTPs and valuations will still be honoured until their expiry. This move will "restore the original intention of valuation, which is to help buyers get a housing loan," said Mr Khaw. He noted that with COVs now hitting zero or negative figures, this is a good time to make the move. There may still be a difference between the agreed price and the valuation, so COVs will still exist - but as a consequence, not as a standalone figure. To help buyers and sellers in their negotiations, HDB will publish daily figures on recent resale transactions starting Monday, rather than fortnightly as was previously the case. "This way, buyers and sellers can refer to latest market information during their negotiations," said Mr Khaw. "Negotiating on price rather than COV will take some getting used to," he added. "However, it is a useful move for long-term market stability."

  6. For those who still read the print national newspaper forum, especially those who also read the online version, notice anything different today? The print edition have got 8 articles whereas the online version 14 articles for today. http://www.straitstimes.com/ST+Forum/ST+Forum.html And of the 8 print ones, 6 are on the GE & apparently all pro-party with travel-a-lot-compare-we-should-be-grateful, start-with-nothing-those-days-thanks-to-ruling-party-today-successful & too-valuable-to-lose-minister-in-an-election type of motherhood statements. For the online version, 12 are on the GE & 11 are pro-ruling party articles with similar content as the print edition one. Is it due to the newspaper report yesterday that the ground was not sweet? Or is it due to our PM having to apologize 3 times in as single rally speech yesterday? Whatever it is, I feel that today's edition of the forum is not objective & if I may say so, rather biased. Your views?

  9. Superchargers or Turbochargers The addition of superchargers or turbochargers to a vehicle may adversely affect the safe operation and its exhaust emission characteristics. Therefore, LTA would require the following to be submitted for evaluation: a) Technical specifications and installation details (including pictures and drawings) of the proposed supercharger or turbocharger. b) Certification from the vehicle manufacturer stating that the supercharger or turbocharger is suitable for the vehicle on a per make and model of the vehicle. c) Certification or test reports from LTA/NEA recognised test laboratories to show that the turbocharger or supercharger when fitted to the vehicle on a per make and model basis complied with prevailing exhaust emission standards. ................................................................................ ........................ It seems there have been kits that have received LTA approval before but the rules are quite stringent. BTW can anyone CONFIRM what is the penalty for installing a supercharger/turbocharger? A lot of confusion and some say both equates to same offence/penalty while some say supercharger is a more serious penalty. Just a fine or impounding of vehicle?
  10. New rule that after give OPT and collecting 1k deposit from a buyer, seller have 7 days to back out and refund the buyer. If the seller already offered OTP to a buyer, can the seller also at the same time offer another OTP to another buyer without first cancelling OTP and refund the 1st buyer? Because OTP is just a pc of paper, no need go through HDB, so seems like nobody can really check if the seller offered multiple OPTs at once, not even HDB. If seller can do that, then this is a big problem. Gamblers can get interest free 7 days $1K loan from many sellers by putting up his flat "for sale". Give 10 OPTs equals $10K/7days loan liao, take the money go casino and punt. Then 7 days later tell all the buyers he not selling. All the buyers won't know that this seller gave out multiple OTPs anyway. Or better yet, i put up my flat for sale every week, then every week collect and spend the deposit money, next week collect more money to pay off the 1st week refund plus more spending $, and continue like this week after week, a new Ponzi scheme.
  11. Just came across this news today on Straits Times... Now HDB also control us from buying overseas properties unless u declared and yor HDB ownership is more than 3 years... WTF? Whats overseas properties got to do with HDB rulings... CB... The government so scare that pple all go buy overseas properties if they dont have other alternatives? So scared that the money will go to other countries instead to our HIGHLY PAID Ministers? Next Mon, sure got alot of pple around complaint abt this nonsense rule.... Cant wait for this coming election.. Time to make my vote...Hopeless.

  13. anyone know if there is a pileup accident, it is no longer the last car pays for all the repairs but the front car can ONLY claim from the back car. For example, 4 cars in a collision 1<<2<<3<<4 I thought car 1,2,3 will claim from car 4. Today, someone told me GIA change the ruling or something in 2008 and Car 4 only need to pay damage of car 3, see boh? Anyone know?
  14. BANGKOK, April 26, 2010 (AFP) - Thai Prime Minister Abhisit Vejjajiva's ruling party moved closer to possible dissolution Monday as an election body submitted a case against it to court. The case, which centres on allegations of misuse of a grant from the Election Commission, comes amid a tense standoff between the government and 'Red Shirt' protesters that has left 26 people dead and almost 1,000 injured. The Election Commission earlier this month called for Abhisit's Democrat Party - the oldest in the country - to be abolished over two allegations of an illegal political donation in 2005 and misuse of a commission grant. Fifty boxes of documents relating to the second count were sent to the Constitutional Court on Monday afternoon. "The court will consider whether and when the hearing should start," said Thanis Sriprathet, the commission's deputy secretary general, adding that there was no time frame for a decision. The other case, which involves allegations of an illegal multi-million-dollar donation to the Democrat Party during 2005 elections, will be forwarded to the Attorney General, who has 30 days to consider it. Thanis said the body was preparing the documents related to that case and expected to send them to the office of the Attorney General by early May. The party has said it will challenge the commission's recommendation, which refers to a donation made when Abhisit was its deputy leader. The Red Shirts, who have been holding mass rallies in Bangkok for weeks, accuse the government of being undemocratic because it came to power in 2008 after the Constitutional Court ousted allies of ex-premier Thaksin Shinawatra.

  17. hi, have some doubts over how the new opc ruling works. apart from taking your number plate and check via system, is it linked to gantry like erp or eps? cause i notice myself on a saturday morning, a number of opc rides on the road, can't help thinking if they really went through the extent of buying the e-coupon just to drive half a day. any insider info?

David Chee Dah Wei, 28, is accused of hugging the girl at a hotel in Upper Serangoon Road at about 1am on June 4 last year. Bail of $8,000 was set. His passport was impounded, and as a condition of bail, he is not to approach the victim. His case will be mentioned next Monday. [/color] taken from another forum: To the In-charge: Actually is a good idea to have: 3B (600cc - 1600cc, only Naturally Aspirated, in-line engine cars) - after passing initail test, to hold the licence for 2 years before driver are able to go for Defensive Driving Course before proceeding to a test for Class 3A (Minimum 18 years old) 3A (1601cc - 2000cc, only Naturally Aspirated, in-line engine cars) - to hold for another 2 years then go for Advance Driving Course before proceeding to a test for Class 3 3 (2000cc above & original Boxer, Turbocharged & Supercharged etc cars) - to go for a Final Basic Racing Technique handling course*. This way will give new drivers confidence knowing that there're courses waiting for them in preparing them to handle bigger cars & ultimately more powerful cars with racing technique handling too! Thus those just got their licence won't be threat to other road users when they lay their hands on a super-powered cars like those of now... I know my this suggestion will cause a lot of soon-to-be drivers hate me but think about it, with all these skills, in the end who's to benefit? Everyone on the road, thus making Singapore a safer place to drive in. * - This Final Basic Racing Technique handling course is to teach about better road handling with better understanding & awareness of one's existance on the road, & how to react during emergencies rather than freak out. This is not to teach us to race but most importantly, this does not entitle the owner to a racing licence.
