Going into a renovation, most homeowners tend to have a fixed budget – for resale flats, that usually hovers around $40,000 to $80,000. But for the homeowners of this executive apartment in Tampines, their desire for a spacious, luxury-themed home culminated in a home that cost a whopping $325,000 to renovate. “The owners actively made the choice to upgrade their materials,” says Shawn, the designer from Style Elements Studio. “Some of them – like the large-format floor tiles – are about $800 a piece, while the laminates we used are triple the price of regular ones.” This renovation, however, isn’t just the sum of all its materials. From embedding rockwool within the ceiling to customising doors, cabinets, and even mirrors, every element in the house was was carefully curated by the owners and designer – all in the effort to create the desired lavish home. To see how the house turned out – and to learn about the design process – we got Shawn to tell us more! Shawn (S): This home belongs to a couple and their three kids. They were previously staying in a 4-room BTO flat – and as we know, BTO flats are very small, so they lacked space and wanted an upgrade. For the new house, they had quite specific criteria – like having distinct living and dining spaces, an entertainment room, and so on. So, they had a rather different house-hunting approach – after seeing one they liked, they’d immediately consult me to ask if the layout could incorporate what they wanted. This was pretty helpful actually, because to designers, the layout is quite important. Before this, the other houses they looked at had odd layouts – the kind with the kitchen and living room in the middle, and the bedrooms on either side, which isn’t really ideal. Eventually, we agreed that this house was best. They fell in love with the space and location, and for me, I felt that the layout had a lot of potential. On planning the renovation S: To me, renovations aren’t just about the budget – it’s about the concept that the clients want to achieve. Technically, I can renovate any house within a given budget, but that limits the material choices for the clients, which may not be what they like. So, I tend to be very transparent with my clients, where I’ll educate them on the different materials and their prices to fit a client’s expectation. I was glad that my clients understood that the materials they wanted were more expensive than average, and were willing to pay more just to achieve their desired aesthetic or quality. About the dining room S: The husband has always been an avid collector for Bearbrick figures – he used to keep his collection in his office since his old house was too small. Since he hosts quite often, we saw the dining room as a potential area to show off his collection, and gave him the space he needed to do so. Other than that, I think the large-format homogenous tiles stand out. I selected 1.5m by 1.5m tiles, which are sizes that are usually only used in commercial or landed properties. Of course, they’re more expensive than your regular tiles – and on top of that, it takes about 2-3 workers to layer it on, so there’s a high labour cost as well. We also used epoxy grout, which is more resistant to fading and discoloration than regular grout. They’re very hard – you can’t just use a pen to scrape it out. You won’t have kids accidentally scraping them out with their toys. Oh, and all the laminates are from Lamitak’s Protak series, which have antibacterial, anti-fungal, and anti-fingerprint properties.They’re triple the price of regular laminates – but we figured that this was a worthy investment since it keeps the space clean for the children, and reduces the need for clean-up. On renovating the living room S: Since the dining room was designated as the husband’s area, we designed the living room more for the wife. She likes the luxury theme, so we thought it was fitting to create the TV feature area out of bookmatched quartz, with a bottom console made with quartz of a matching colour. All the lights in this house are from Sol Luminaire, who only supply warm lighting. So, behind the TV feature area, we put up a copper-tinted mirror – which complements the warm lighting better than a regular mirror, and adds a cosier vibe to the space. As the owners are fond of fluted panels, we erected a wall with this design to conceal the bedroom and entertainment room doors. From my perspective, I see it more as a way to contain everyone within the communal area – I guess you could say it separates the public area from the private. About the kitchen S: Compared to the rest of the house, I think the kitchen design was quite straightforward. There’s a lot of natural light coming in from the kitchen, which I wanted to take advantage of. But at the same time, the clients brought up a Chinese superstition that says we shouldn’t be able to see the stove from outside. So, the natural choice was to use a fluted glass door. We had it custom-made as there aren’t a lot of choices out there – and honestly, it was a really long wait, because it took six weeks from fabrication to installation (laughs). Regular HDB kitchens use wall tiles, so I wanted to go against that. I used outdoor weatherproof paint – which doesn’t absorb oil, grime, and cooking smells like regular paint does. The wooden area you see is actually a niche. Rhythmic flow is important to designers – if the whole area has a similar colour theme, it’ll be overkill. This way, there’s a smooth transition between the marble, the black sintered stone surfaces, and the wooden tones, all of which complement one another. About the entertainment room S: The couple loves singing, so we needed to soundproof the area to avoid complaints from the neighbours (laughs). We embedded rockwool within the ceiling and fluted walls to dampen the sound. If you noticed, the room looks smaller than usual – it’s because we had to make the walls thicker to accommodate the rock wool. Since there are a lot of elements in this room, we had to find ways to accommodate everything while keeping the space neat. The cabinet next to the SMEG fridge is actually where the subwoofers are – it has a customised door with a perforated bottom half and a top half covered with black-tinted glass. This way, it helps to reduce the visual clutter, while still allowing infrared connections to pass through. About the master bedroom and ensuite S: The wife wanted to incorporate more marble designs in the master bedroom. I was against this at first since the rest of the house already features marble – but as she really wanted it, I counter-proposed using marble-look laminates as accents around the fabric headboard. The his-and-her bedroom wardrobe was another thing the couple really wanted. Creating it was a bit challenging as we had to ensure there was enough walking space – if you realise, the wardrobe is slightly angled to ensure that they can walk to and fro comfortably. Oh, and fun fact: this wardrobe is four times the usual length of a HDB built-in wardrobe. Typically, they’re about six to seven feet, but this one is over 24 feet! I think it takes up almost the whole wall – which, in a way, looks more luxurious. Like the bedroom wardrobe, the master ensuite features his-and-her sinks. They’re integrated sinks made out of Quartz stone – I never really liked the regular freestanding sinks as their silicon edges are prone to mould. Also, the mirrors were a challenge to obtain. They’re not the type that you can just buy off the shelf – I had to look around to find someone to fabricate them. I think I took about two weeks just to find the right supplier. To sum up S: This house was renovated around October last year, and like a lot of 2021 renovation projects, it was affected by the pandemic – I know it sounds like an excuse, but it did affect manpower and logistics. There was a lot of back-and-forth between myself and the contractors, and I made sure to be as detailed as possible to minimise misunderstandings. Actually, I’m not really sure what else to say about the house without sounding cliche (laughs). I understand that the renovation price has piqued people’s interest, but from a designer’s perspective, all I wanted was to create a home that my clients are happy with. To me, it was more about educating the clients about the different materials out there, and letting them make the choice. And if they’re happy with what they chose, then so am I!

I was shopping around for a resale HDB housing and came across a flat which was quite ideal except for its close proximity to an MRT rail-line. I am wondering if it is possible to sound-proof a bedroom so that the passing train would not disturb my sleep. How much would it typically cost and is it effective? Would appreciate if you could share your experience.

Wanted to change the current window casement unit into a split aircon for my flat utilities room... but aircon man says cannot hack pre-cast space adding item wall.... WTH.. then how to run wire into that room? DUH! I checked with HDB also say the same thing..... but hor I saw my neighbour unit some shifted the whole kitchen into that little room... don't tell me no piping needed ? some also already got split aircon in that little room... cannot drill a hole meh? just went to a escape room game at Peace Centre with my family over the weekend. First time experienced such a game and was quite impressed with the implementation of tech stuff/gadgetry such as RFID, laser lights etc, some of it makes me feel like I am in a movie. The staff are also helpful to provide clues anytime we are stuck at a puzzle as long as we ask. They even came in to guide us on 2 of the puzzles. Some other place states that only one clue will be given per game. Still it was actually quite expensive, almost $30 per head for a stipulated game time of 1hr (Later I realized this is almost the standard price for peak hours, off-peak will be cheaper). Luckily for us, the next game slot was not taken and we could play for another 30mins, though we were still stuck in the room at the end and the staff had to come in to get us out!!! I must say that I am interested to visit again and a search on the web showed that there are easily around 10 or so such places in operation, really spoiled for choice to decide which one to visit next. Anyone has any good experience of escape rooms to share?

anyone partitioned their common bedroom before ? i am thinking of partitioning my common room of my 3NG flat... actually quite small already by itself into two smaller "rooms", separated by a drywall or some sort of partition with a sliding door. each smaller room should be able to just house a bed and one more small cupboard. before you jump the gun on rental, i am considering this because my father requires home nursing due to a sickness and i am considering hiring a stay-in caregiver for him as he has slight difficulties in moving around by himself. so the room will be split in half - one for him and the other half for the caregiver. so anyone got lobang or suggestions ?

As if the infrastructure of the MRT is not sufficient, our Hospital infrastructure is also painfully inadequate Let me cite an example. If you have a family emergency in the west, the nearest hospital is Ng Teng Fong Hospital. While that is true, it then gets complicated. It is broken down into specialities. So while its true you got to the hospital in the nick of time, you again need to be transferred to another hospital. So driving as fast as possible to the hospital is one thing. Getting the right skill and attended to is another. Now comes the complexity. After being treated, the patient will be moved to yet another hospital at A&E to transfer to the right specialist with the right kungfu. Still not an issue. Issue here is transferring to the hospital is another 25 mins. Then at the same sibling cluster like NUH, the specialist will again attend to the patient. Another half an hour. Still not an issue. The real issue here is the Specialist need to book the operating theatre which is shared by other equally important cases to be treated. So while the patient may have arrived in time. The facilities is really CMI Minimum waiting time to have an available operating theatre depends on the A&E load and the schedule at that time. So my best guess is 2 to 3 hours max from the time the doc says ok, I know what to do? Not necessary. From the near estimate, it can range from anything up to 6 to 8 hours. I was just thinking to myself. Yes, now is require surgery already so long. WHAT IF its a brain haemorrhage or worst, life-critical condition or when face with the golden hour of fixing things up because as the hr pass, the chances of full recovery slips.? Obviously, hospital care is like buying a refrigerator or washing machine. You not too bothered about the price. You probably worried the time it is available or the efficiency when you need it. But, this is really an appalling state that we are struggling with and need to be quickly sorted out. I would say, forget about the 6.5 million population. Settle the immediate need first to cater for the 4 million population before the floodgate is open.

A student studying at the National University of Singapore (NUS) fell eight stories to her death after trying to get into her residential hall room from a window. According to a report in The New Paper (TNP), the 18-year-old South Korean had locked herself out of her room on the seventh storey of Block C of Sheares Hall on Saturday (28 Oct). The Singapore Police Force (SPF) told Yahoo News Singapore it was alerted to a case of fall from height at 20 Heng Mui Keng Terrace at 11:38am on 28 October. “An 18-year-old woman was unconscious when conveyed to the National University Hospital where she subsequently succumbed to her injuries,” said SPF. Police are investigating the unnatural death. The residents were informed by email of the tragic event on Saturday afternoon. SINGAPORE — If the nursing homes housing the 5,000 beds the Government wants to add by 2020 are built according to a new model that affords patients more privacy with single and double rooms, it would cost about S$19 million more a year, a study commissioned by two philanthropic foundations has found. This is equivalent to 0.2 per cent of the Ministry of Health’s (MOH) S$11 billion budget for the current financial year, and amounts to each resident paying about S$8 to S$13 more a day from the current daily average cost of S$106.20 per resident. Lien Foundation, which commissioned the study with Khoo Chwee Neo Foundation, shared these figures on Thursday (July 28), with the aim of quantifying the argument for single- and double-bedded nursing homes which feature en suite toilets, communal living and dining areas — a departure from the six- to eight-bed dormitory-style layout that is common here. The foundation has been lobbying for a shift towards nursing homes providing “people-centred” care, an effort that hit a roadblock last year when the MOH said it could not provide subsidies for the proposed Jade Circle home, a joint effort between Peacehaven Nursing Home, the Lien Foundation and Khoo Chwee Neo Foundation. The ministry had said it would not be “financially sustainable” to provide subsidies to patients staying in wards “designed to proxy private or A-class ward configurations”. On Thursday, Lien Foundation chief executive Lee Poh Wah urged the authorities to move away from “archaic” models of nursing care. “The elderly (in Singapore) are stripped of their privacy, dignity and autonomy, and reduced to living a regimen — all in the name of safety and efficiency,” he said. Commenting on the ministry’s decision on Jade Circle, Mr Lee, stressing that they were not asking for additional subsidies, said: “I am completely baffled. Why were we penalised for wanting to care for the poor, for delivering care that far exceeded MOH’s standards?” The additional 5,000 nursing-home beds that the Government aims to build by 2020 provide an opportunity for a new model of care to be introduced, he added. The study, conducted by strategy consultancy Oliver Wyman, sought opinions from geriatricians, nursing-home practitioners, and architects. The cost estimates are based on hypothetical nursing homes with 20 per cent single rooms and 80 per cent double rooms. Homes with only single rooms will cost about 36.8 per cent more, according to the study. Besides infrastructural changes, the model would see a dedicated Senior Care Associate tending to each “household” of up to 10 residents. The associate will engage the residents on daily activities and will be supported by roving teams who provide clinical and nursing support. At the Salvation Army Peacehaven Nursing Home, 56 residents with dementia are currently housed in such a living community, where they are encouraged to make their own decisions, such as choosing activities they wish to take part in. Residents have shown a 30 per cent increase in well-being since moving into the facility in 2006, based on a profiling assessment, said the home’s executive director Low Mui Lang. The study noted that in countries with ageing populations, such as Japan, Australia, the United Kingdom and the United States, single and double rooms in homes are already the norm. For instance, residents at the Green House Project in the US live in cottages with private rooms and baths. Those who are able help with food preparation and eat in a communal setting. Unlike the regimented meals in nursing homes, Green House residents are free to choose when to eat. In response to the study, the MOH, which received the report on Wednesday night, said it hopes to discuss the findings with Lien Foundation and understand the assumptions behind the economic analysis. Commenting on the Jade Circle episode, the MOH said it had made various offers to Peacehaven, such as providing financial support if part of the new facility could be converted into four-bedded wards. “Our offers still stand and we look forward to engaging Lien Foundation on experimenting with new models of care for our seniors,” said the MOH. It also pointed to ongoing efforts to try new models, such as the Ang Mo Kio Build-Own-Lease Nursing Home to be operated by Ren Ci, which will have a “cluster concept” of four beds in each room, sharing a common living area.
