What are the considerations when buying old FH condos like Primo Residence in Kovan. I like the quiet environment and the close to parks and close to MRT. It may be nice to buy for own stay. When I look at the exterior, there are rain black stains in some units already. I heard that doing an exterior paint would cost extra money from residence rather simply using the sinking fund. Then there is repairs inside own unit due to wear and tear, mold, etc. What are the major issues which may require residence to fork out additional $? What are other considerations? Thank you!

When I compare today's private properties for the mass market with those older ones, I can't help but to notice the disturbing trends: 1) Disproportionate balconies and aircon ledges --- I understand there was that 10% bonus GFA thing but aren't all the building plans supposed to be approved by authority? When you can barely fit a L-shaped sofa in your living room, what do you plan to do with that gigantic balcony? Outdoor dining for all 3 meals in tropical Singapore? 2) Cheaper material --- homo tiles in livng/dining halls and laminate floor in bedrooms? 3) Mini bedrooms -- I've seen 4-bedroom units for <1300 sqf and I was already amazed, and I think newer ones now come with even smaller sizes??? Better still, in that tiny space there are still 4 toilets (incl. the maid WC), one (sometimes two) balcony and at least one big A/C ledge! So why the need to even lay the floor with laminate since it's all gonna be covered by your bed and mini-wardrobe anyway? 4) Convert every inch of open space into a pool --- there is hardly any walking space in many new condos today as it's all taken up by pools, square, round, oval, and you name the shape. I guess all residents are expected to roam around in swimming attire between say, your block and club house and BBQ pits. While I can understand the incentives for developers to be obssesed with bay windows and balconies, what on earth is the incentive for so many pools? Cheaper to build pools than pathways/gardens/play grounds? Any other unpleasant trends?

There are a few private condos which enjoy the use of traffic lights to stop main road traffic so that residents can drive out easily.... i thought private residences including condos should not be using such LTA installed traffic lights to "obstruct" the free flow of traffic on main roads? at most yellow box which is already a big concession? anyone here living in such condo to tell us how they manage to make LTA do it and use taxpayers' money to put traffic lights to obstruct traffic?

Hi bros/sis, Was thinking of shifting to a place within a km of a Pri Sch but all around are condos/bungalows and only a few HDB blocks. Spotted some 99-yr lease condo estates of less than 20 yrs but not sure whether they are still worth investing in. Hope to receive advice on when is a 99-yr lease condo considered 'too old' to invest in. Thanks in advance.

After reading the several thread in mcd about condos and cluster houses. 1. Does the price of these condos and cluster houses depreciate in value on resale? eg. a 99-year condo built in 2004. if it depreciates in value then it is not wise for ppl to buy into these properties isnt it? 2. Can Sporean/PR buy these properties and still buy a HDB? (rules keep changing until i blur) 3. compare to a new 99-year or freehold condo, which will chose?

Why should IDA shove it down everyone's throat? If 90% of the residents have no need for it, why should they fork out the money to have fiber cable run into their development? I think it is a screwed up by IDA. IDA think that if they provide FREE but EXPOSED cabling, the majority will take up the offer, thus they tendered and budgeted for such. Which is stupid. Now 90% of the condos refused to do it as exposed trunking is butt ugly and hacking/concealment costs are high. So what does IDA do? They just shove it down the condos throat and ask the residents to pay for all the hacking costs.

I wonder if guards at condo are really doing their jobs...........but I luv if they aren't Drove my wife for some tution this week since parents requested her to for this holidays After parking,I just went into their clubhouse and use the steambath/sauna and their shower and non of the guards approach me to check if I am resident there Undisturbed for 1.5hrs....sometimes 3hrs [cool] [cool]

Nowadays, many Taxi Drivers are behaving like those in Penang. Wait at good places to pick up passengers. They Park and Wait outside Condominiums sometimes 2~3 in a row on Double Yellow-line. Don't mistaken for them on Call as they take anyone. Though I don't disapprove of them earning their livelihood, but sometimes they Obstruct the Left Lane and cause the morning traffic jam. My place, they parked in front of Bus Stop which the Condo entry/exit. The worst thing is my place downstairs - NO Taxis roaming. I have to walk 500m to the nearest Condo to take Cab to Airport for business trip... ALL the Condos around my area got 2 to 3 waiting. Why see HDB owners no UP ?

how many of you are leaving in condos? care to comment whether its worth paying so much $$ to live in such properties? heard the monthly conservancy charges are very high also.
