A friends next door neighbor is doing a total rebuild. Says 2M. Bought the inter terrace for 3.2M before Covid and have been rent out. Just started tear down only. 
for me at 5.2m I would rather buy a semi D. The hassles of a rebuild and it is still a inter terrace. Just like those who mod a toyota Corolla to be super fast. In the end it’s a toyota Corolla. Why not buy a better car.

For $5.2 Million,Your Friend got a ''New'' Inter Terrace House.if you take $5.2 Million buy a Semi-D House,you only can get a worn Down Old House,also need to make over.

Ya. But still inter terrace. Not for me. The upside will always be capped. Also 3.2m was pre Covid. Now easily 3.8m. So for 5.8m I rather the semi D. 
anyway it’s the neighbor.

5.2m wont get one a new semi D for sure , but agree with you, inter terrace has its upside potential but this is the market rate today.  My immediate neighbour unit was sold at land-only for 3.2m in Nov. Buyer is a builder, he said he has 17units being rebuilt currently. His rebuild cost would be cheaper but i dont think he can sell it for lower than 5m with the building cost , tax, interest before talking about profit😰

is this also one reason why some do not want to install EV chargers at home? who knows when can BBQ le...somemore park and charge in the front porch. blocking your exit. unless GCB which has a parking garage. else for most terrace and semiD the only way out is via the front and a burning car there means one is stuck.

also a EV fire is damn ferocious. unlike a fire on a ICE car.

True about the differentiation of terrace, corner terrace, semi D and bangalow. But land size, build up area and year built are equally important given the same location.

$2m to rebuild is probably talking about 3 storey with private lift, en suite baths for all 6 rooms.

Looks like the firemen were unable to lift up the manhole cover to turn on the fire hydrant?  lack of routine check or never check at all? i am just speculating, I could be wrong.

there is usally a back gate but again, there is only ONE staircase in the house.

i think back gate, less than 20% of the inter terrace or semiD has. old style terrace back yard is usually the drain, depending on where your unit is, not much point, building a back gate to walk along the drain. the newer terrace are typically back to back.

boh bian lah, as i always tell my wife, inter terrace is the 3rm flat of HDB, have to live with what we have.
