own stay.

I can't buy mortgage insurance due to my health history and my wife no income. So very conservative with debt.

Still have property tax and also monthly maintenance to pay leh. And even agent fees for most.
Also property aging and dealing with tenants can be irritating sometimes.

3.4%pa minus away other costs can barely cover

also last but not least, for those using CpF to pay, they lose the 2.5%pa and still have to cover the 2.5% when they sell.  Double whammy extra risk element. 
 

Many people dont realise, thats why being agents are so good money.

only new HDB can truly make good risk to return ratio now.  Becos thats like getting a steel sport rolex at retail price. 😆

This is the very reason why people that speculate like to buy new launch.....

1. Stage payment, so upfront not as much, 2. Holding period is 3 years (after seller stamp duty is no more).

Sell once TOP.... If catch the right time ( like those that buy during COVID, could double the initial deposit paid. 

Tenants.... No need to deal with them. But that is assuming the mkt is going up. Wrong timing can make you much poorer and stuck with a hard to move asset.

First it was private Equity, Now private debt also flow to retail market.  
Means time to get out, let retail market take the shit?

maxi cash? Real estate collateralized lending? Hheeeheeee

if i was still in the business, i too would pass my risk off to retail investors,  smaller chunks, higher comms, less litigation risk.  Sticky money….muayhahaha..  huat ah…
