I borrowed millions and millions to buy my home and start my two business. The paradise spa boutique and the good quality used cars at affordable prices. When I finished paying the banks back in about 30 year every 1 million I borrow will be only worth about $400k. I save $600k Its like if you borrowed $1 million 30 years ago to buy a condo and only finished paying it off today. Well your million dollar condo will be worth more than a million today and you only paid the bank $400k. Now the reverse is true If you are one of those rich fellas with a million dollars in the bank today. I sorta find the people who have more upmarket concepts find it very tough. If it's cheap, then it low margin then there's infinite competition. Like some people can eat their morning noodles/beehoon like 3-4 times a week from the same stall. Cai peng relies on the above. No one eat korean/jap/fancy concept food everyday, so they have to go higher margin to make up for less repeat daily customers. So it becomes very hard to balance their product for the demand. Only CBD area or those areas beside a large pool of office workers has enough demand to meet such supply. Anyway if they underestimate the market, they will just close down period lor. No need to say they are greedy or what lah. It's just economics.
