Serangoon EXE HDB is the first $1.2 million sale in town

Located at 321 Serangoon Avenue 2, this property fetched a price slightly exceeding the S$1.2 million mark, settling at S$1.208 million.

Situated somewhere between the 7th and 9th floors, this HDB flat has three bedrooms and two bathrooms, similar to the layout of a five-room flat. However, what sets it apart is its expansive living area, which offers the versatility of conversion into a study room, maid’s room, or even an additional bedroom.

Spanning 1,615 sq ft, this property’s price per square foot (psf) stands at approximately S$747. Despite its spaciousness and prime location, this unit TOP-ed in 1989, leaving about 60 years and 11 months of lease remaining.

That's the dilemma...millionaires downgrade to hdb with their multimillion dollah sale of landed homes find hdb at 1mil a pop is a steal...other hdb owners see oredi eyes red red also asking same same regardless...buyers see all asking prices in the market macam is liddat one...just to start a new life so boh pian have to settle at a price close to the asking in order to close the deal...then have to deal with high loan long tenure repayment period...GL to my grand descendants...😅

True, millionaires and rich people who stay in private in their whole life would never downgrade to stay in hdb. Unless they become bankrupt then no choice. 😅

I think there are many types lah. Some want to have more cash to spend so cash out private property makes sense. No point hanging on but no cash to sustain lifestyle for them.

He said only when bankrupt then the rich would downgrade their homes. I don't quite agree. I have friends and relatives downgrading to release cash to spend happily. Which I think it's a wise move.
