Definitely can make money, just a matter of time.  Most bought at $1,000 psf, right? So should be in the money liow.

Example:

Le Quest in Bukit Batok was originally sold for $1,280 psf.

You can go check out some of these owners' selling price now at property websites. I'm not sure how much price reduction we'll eventually see without HSR.

I thought the station is in Jurong East and not Bukit Batok? What is in Bukit Batok that cannot be found in Sengkang, Yishun or Punggol, adjusted for accessibility to MRT network?  Perhaps near to Jurong Lake District?

I thought Le Quest is mixed development? $1280 psf is cheap cheap lah.

There will always be alot of experts around, just find one who think otherwise, not difficult, depending on what kind of report you want to capture as highlights.

If you read the article, all experts are from property consultation and management companies, they have all put a positive spin to a negative development.

Generally, if you buy with HSR premium and the HSR is gone, price would need to adjust but experts said price will rise slower, so still up lah.

Those who bought few years back, should still see profit now, unless the pricing around here went down drastically. At least it won't shoot up.

A huge plot of land for new buildings in a reasonably ideal location.

I really wouldn’t place my bets that anything already built will go down.

Actually if hsr cancelled maybe jurong can be second cbd that serves the mega port in tuas. Just like tanjong pagar cbd last time house office of shipping companies

Thought heard about the jurong becoming second cbd long ago even before the HSR project? But until now still no see? 😂

U think easy to fill up cbd ah? Lol

even southern waterfront sound too ambitious when marina bay still have many empty plot and office demand not so high in shenton and tanjong pagar. Given new norm of wfh, there will be less office demand. Unless half of hk offices relocate to sg then can see the demand.

we can build all we like .... plot of land after plot of land

but where are the people ... no 10M no talk? [sly]

we certainly don't do like msia right .... build build build but occupancy is < 50% and worse if < 30%

build and build but not increasing population = TCSS nia ... so who is talking cock? building or increasing population?

i wonder how is the EAST side doing ... Sengkang and Punggol all the new BTO and Condo fully occupied already? [sly]

Yalor got money no use if no demand. Otherwise why govt slowly release the plot of land in cbd for office because they monitor the office vacancy. Build too much will affect office rent price.

later become like KL cbd keep building skyscrapers but now the office vacancy rate as high as 30%

https://www.theedgemarkets.com/article/kuala-lumpur-and-selangor-office-monitor-1q2020-rental-occupancy-rates-expected-be-squeezed

yeah no 10m no talk, first get to 6.9M first then the GDP will break $400b mark lol

It's like primary 1 balloting, except property agents draw a 3km circle from HSR. Any development within that circle they consider a plus point.

I am more for building a duplicate East West MRT line through Jurong East. The EW line seems still the most heavily used no matter how many other lines they built.

Funnily the east west line is the only line linking the west to CBD. Don’t see plans for building a parallel line. Closest is the cross island line. Kinda odd. But LTA has all the travel patterns  as statistics and URA should have the future plans for development of the jurong area.
so it seems like jurong area won’t have too much further housing?

I think they build BTO better than commercial building. You see how they keep clearing so many lands to make way for BTO? It means BTO demand is very high?!

BTO yes .... Condo yes ... commercial building also yes

Jurong is earmarked for 2nd CBD .... we can stick with the plan

the devil is in the details and execution phase by phase

like i said ... build is no issue ... occupancy (population) and FDI are critical

probably need to scale down liao without HSR but the plan is still ON !
