This is the model SG moving to. The land is actually freehold, but the developer (Camelot in this case, but newer condos will be the big boys like Far East etc) just sell a 99 lease. The land still maintain as an asset inside company books.

If company fall on hard times, can still sell the land rights for $$

If company still around after 100 years, can makan back the land for $0 and redevelop for another big profit.

So these Chempaka folks can dream on.... the land owner probably already planning to sell to new developer at big profit once 2034 approach.

If the owner bought the mansionette at 100k and stay until today and sell, the owner profit until gao gao siah. So who say HDB price does not appreciate even though the lease is getting shorter?! 😂

In the 2000s cannot remember when. But they were not significantly higher. Even landed didn’t boom till after 2010. Before that it was always measured psf based on land size. Never the build up like now.

It's ok to move to the suburbs as having the cash proceeds from the house in the bank is better than staying in a good location la. No meaning to stay in a so called good location when there is not much cash on hand.

1km is a big selling point

Quantum is also palatable..

Will it sell, it is possible

We may not, but a desperate parent with means might

It just means the other properties will benefit

Thought such terrace house, car always need to park at the side of the road, since i believe the front porch is quite small.

HDB to pilot new open-concept layout for flats, without walls separating living and bedroom spaces

This is a new open-concept layout that the Housing and Development Board (HDB) will be offering as part of a trial, starting with a BTO project in the Kallang-Whampoa area that will be launched in October. The project will have 310 units of three-room and four-room flats, and buyers will have the option of choosing the new open-concept layout when they are invited to book a flat. 

Called the White Flat layout, it is aimed at giving home owners the flexibility to configure their spaces. Because such flats will not have internal walls partitioning the living and bedroom spaces, they offer buyers a "white canvas" to design the flat according to their needs and preferences, HDB said on Monday (May 27) after the initiative was announced by National Development Minister Desmond Lee at a pre-university seminar.

"This will appeal to young home owners who may prefer an open-concept home or carving out the spaces within their home using furnishing ideas," HDB added.

"The White Flat pilot will also provide home owners the option to install walls in future to meet their needs at different life stages."

There will be no visible beams between the living and bedroom spaces, as the structural columns are rotated and tucked to the edges of the unit, said HDB. The omission of inner partition walls will be "factored into the pricing of the White Flats", which is still being finalised, the housing agency said.

Those who do not opt for the White Flat layout will receive the standard layout with walls.

HDB know that many owners like to tear down their wall or take out simi sai stuff, so last time they give owners option to opt out flooring and kitchen wall, and now they also give option to opt out bedroom wall. Maybe next time they just give you a bare unit without anything, even main door or toilet bowl etc also don't have. Lol.

Om the contrary, teachers need to pay for season parking in school. Who else other than teachers can park in the school premise? What loss of revenue? As if the public can park in the school grounds when they go nearby to shop or eat.?

Last time teachers park in school is free, but now need to pay for season parking? They follow tertiary institution which need to pay for parking?

Agreed, why gahment allows private landed house owners to park for free on public road, rich people have special privilege? 😅 Did anyone question gahment on this?

MacPherson - Low end entry level freehold/999 landed estate just like Sin Ming, Tai Keng and Loyang. Mostly packed cheek by jowl (Loyang is the exception because it’s so d@mn far away) and if you were in the sandwich class choosing between condo and landed, do yourself a favour and see how many rubbish bins are left on the street of the house you’re considering. 

Choose a condo, save yourself the stress and less birdsh!t on your car as well.
