HDB flats are a good option for those downgrading from old condo that sellers cash out from

I can’t see as much enthusiasm for new large condos which cost two or three times more

the market isn’t red hot but this segment seems to be hitting new highs again 😮

Hdb resale price reaching $2mill soon. This hdb seller asking $1.8mill and can closed deal at $1.7mill, these downgraders from private to hdb really ‘spoilt market’ lo.

I think the initial price of this 5 rm flat should be around $600k plus. And the owner really profit until siao at $1.7mill!

@13177 not only the profit quantum but the time taken to earn that profit. If this is not lottery effect, I don’t know what is.

And how is this good for the country?

That high resale prices translate to higher BTO prices which needs more tax payers $ to subsidise new BTO buyers.

15 months wait out is ok if they can get a 'cheap' hdb with a good location. Like in the article for this $1.7 mill hdb, it says for this size and age, you would typically expect to pay around $3 million for a private. So it is consider dirt cheap to pay $1.7 mill liao. Lol.

Supercharged

BTO components and panels made in Malaysia with local water, sand and cement but prices at Singapore rates with land cost factored in. Little wonder young couples here don't want kids -- easier to move elsewhere

HDB has long become a tool for people to profiteer. It has caused great imbalance and worsened the wealth gap between singaporeans.
lets not forget that hdbs are subsidised by all taxpayers.  So why should one tax payer lose out to another for the only reason of luck, when getting a hdb.
the system is broken lah… fix it or be fixed.  In the meantime, good luck Singaporeans, good luck

Part of the HDB is land cost must be market value.

Due to this market value, it is eating into annual budget.

1 of the fix is to remove land cost at market value for new HDB.
