It is not just about face value. It is the resale value. If one drives a high specs of an unknown or lesser brand in SG, be prepared to be lowballed during trade in, probaly worse than premium entry conti depre. Been there, done that.

Another reason is the fat pay cheques of our younger workforce, they can very well afford million dollar homes.

Most at 30 will be earning an annual salary of about $90K to $100K after bonuses and double that if both are working.

Million dollar homes with $200K renovation is peanuts :grin:.

You mean million dollar HDBs becos $200kpa is nothing much for a sole income earner, and much less for a couple. 
 

in Singapore, for a family of 4, to have a truly decent lifestyle, private home, 2 cars, you need minimum $500kpa income.

People earning less in other countries have a more meaningful life than singaporeans in singapore.  They also get to enjoy more variety and experiences in life.

Even the former tang city land also will be use for BTO?! Every inch of land can be used to build BTO now. 😅 But the housing is next to AYE, will be very noisy.

The superbowl and Sheng siong that land, next time also will be redeveloped into residential and commercial. But so far still no action taken yet.

It might be a nice spot for an integrated with a small polyclinic, cinema, supermarket... that area used to be very 'ulu'... in fact some of the flats were unoccupied and had to be demolished..

I do miss the Tang City

Never been to Tang City when it was opened. But heard of this Tang City.

That area next time might be better when the Cross Island line opens nearby there. And like you said, if they redeveloped that area with a mall and healthcare service will become not a bad place to stay, even though currently the place is far from MRT. But if drive that area consider quite convenience as it is just next to AYE, and it goes to town area quite fast.

I'm guessing you're not a west sider. 

Just next to AYE is pretty much like just next to CTE - hunky dory when its off peak, jammed and ERP-ed when it is peak. Plus during the work week, heaps of heavy vehicles going in both directions. 

But maybe this BTO will appeal to people who are looking at the Jurong Regional Hub rather than the CBD...

Sure they got job in the first place? Read some still cannot find job for months after graduation and quite a number of doing Grab🤣

Yuan ching exit not an exit to be taken lightly. Took 45 minutes plus to travel from the corner service station to the lakeside mrt during peak hours. No joke. 

JE exit! Haiz 20 minutes plus to queue in line just for the exit. I took the yuan ching then thinking I was smart. Eventually felt like dumbest decision ever. 

Now a day ave 6 exit to make a loop back to JE.

Think any expressway during the peak hours confirmed jammed and ERP. So if stay there, during the work week, have to go out early and avoid the super peak timing. But if stay near to expressway, if your blk is not facing it, still consider convenience if driving, since can get in and out of the estate faster, minus off all the peak hours jam la.

I doubts if the Jurong Regional Hub or the Jurong Lake District will take off. You see until today still haven't see any big development yet.

Peak hours is from what time to what time? You mean drive along yuan ching rd from the super bowl side to the lakeside mrt needs to take 45 mins during peak hours? This is scary siah! Probably i guess due to the two schools along yuan ching rd which contributes to the jam? Plus this road is only a 2 lane road and yet is a super busy road. Notice there is always heavy jam between yuan chin sec sch until the traffic junction leading to lakeside mrt at all time. I think they need to improve the road infrastructure there before building more BTO in that area.

Anyway, there is no other alternative road to get to lakeside mrt?
