I remember that road in front of Pipit Road wet market is always jam due to a lot of jay walking and illegally parked vehicles. 

Now, there are 2 traffic lights within that 100m range. 

The whole circuit rd area and the road design reminds me of whampoa market and jalan bahagia area. The road there also one way and road design also quite silly and jam around whampoa market since there is only one entrance into the estate.

Or you can try further up near aljunied mrt station there are a few old condo development out up on sales.

Search property website you can see the listing there.

Maybe that person tio 5million toto or 2million toto sometime back before covid-19. So can afford full cash and just want stay clementi there. Buy full cash.. Still got at least 1 million or more left.. Still have a lot of money for retirement hor..

No impact if you are frugal and dont use your cpf to buy property like me.

theres no need for a 5000sft place in Singapore. Small place can hv sex already.

They will hv their own reasons, and since it is elderly couple, its probably due to certain conveniences. Eg. Close to family and friends and needed amenities. At that age, the money dont matter as much as the convenience especially when he must hv pocketed a bit after the sale.  Totally understandable. In fact there are many such cases.

I am with you on the location. I prefer it to be away from human and traffic congestion. Whether driving or walking, I would like the last 400m before reaching my home to be serene, preferably with as few people as possible. Used to stay around 6 min to underground mrt. That was a good distance. Current place fits most of my requirements, including sweet chirping from birds. But sometimes they can get a little loud. 😅 But no mrt though. Can't get the best of everything. 

But when I hit my 60s with possible walking issues, I am not sure if my requirements will change. 

The composition of the the people living near me is important. There is no way I want to stay near Redhill, bras brasah, Hong lim area now despite the many conveniences.

Unlike you guys, i love CPF, every year i see my CPF acct, feel so rich ! 

Anyway dont scared lah, if you hv to sell property after 25 yrs, you would like be already 55....

Can sell any price, it will all just go back to cpf if not enough to cover accrued. 
Then take out what is above minimum sum.  Its not that bad lah

i planned right from that start that should i use any CPf for my properties i would return all within 5 yrs and keep it clean.

life is complicated enough

let's say sell $200K ... still not enough to cover the accrued interest of $286K

i know we don't have to pay cpf $86K for the shortfall

but will the shortfall (ie: remaining $86K accrued interest) still recorded in the book or "write off" once the flat is sold? [sly]  [laugh]

Not every house which near to mrt would have human and traffic congestion and not near to mrt the area would be serene. Lol. Example like balestier/whampoa area, dont have mrt and yet this area human and traffic is super high! I always have headache when go to this area.

Basically if he doesnt meet the minimum sum, at the end of the day , he cant take money out at 55.   

Yes, it will be becos it was taken to buy the property and if the property sold, thats all.

so my advice and in fact warning to everyone is use your cpf wisely. As wisely as you vote. 😁
