TODAY Youth Survey: 8 in 10 aspire to own private homes as 'life goal'; experts say financial realities will temper expectations

 

- A majority of young Singaporeans aspire to own private homes, but worry that their kids will not be able to afford houses in the future, the latest TODAY Youth Survey has found

- As many as 78 per cent said owning a private home is one of their life goals, though in reality most Singaporeans live in public housing

- 70 per cent said they are worried that their children will have difficulty affording a home in Singapore in future

- Sociologists told TODAY that the desire towards private housing is born from a wider aspiration for social mobility

- Concerns for house ownership among future generations reflect worries over rising costs seen today

- New public housing projects in Bayshore will likely see high demand due to reasons such as the prospect of waterfront living and access to East Coast Park, property analysts said

- Existing flats nearby will likely see price appreciation due to the town’s revitalisation and “improved liveability”, they added

 -The possibility of a 10-year minimum occupation period ruling for the Bayshore projects is unlikely to deter young Singaporeans from applying for them

- One analyst estimated that the price of a two-room flat at Bayshore would range from S$150,000 to S$290,000 and for a three-room flat, S$320,000 to S$400,000

Bayshore BTO, got seaview or not? This area i always find quite atas lo, surrounding all are private. Unless you are referring to marine parade area, then can find Hdb.

Not only seaview, flanked by 2 upcoming MRT with close proximity to East Coast Park. Imagine if this is PTE instead of BTO how much gonna sell, so i reckon this gonna be very HOT.

Next time after MOP, no at least $2mill no talk. 😅 I will sure apply for a 2 rm short lease if i am eligible when they launch, but too bad still not yet qualify.

Bayshore Park with floor size of 1,173 sq ft is $1.8m

3 rm definitely more VFM, but if old liao, stay 2 rm enough liao la.

That should be the way all along instead of the 'chope' culture depriving of others. I see this massive BTOs as a good thing, not just to stable property prices but also bring it to a more sensible level. Hopefully now those that genuinely need a home dun have to wait too long for one. 👍🏻 huat ah!

Let me just share few reasons why i reckon price will NOT drop ...

CM/ABSD = less sellers on the market, once sold cannot buy back or have to pay absd.

CM/TDSR = no overleveraging which also means little to no urgent or firesales to cause any sudden price drop.

Population = SG is land scarce, last heard increase to 5.92 thereabouts, later 6-7mil future maybe 10mil, so new demand will always be there.

Buy HDB is no brainer, PTE go for OCR/RCR, avoid high end properties or CCR for now (60% foreigner tax). SG propertg is history proven, when down is very slow but when up is always fast and furious (eg: recent down 2013- 2016 and then up from 2017 to now .. wait some more ABSD eventually gonna hit 20-25% 🤣 (my guess)
