Four-room HDB resale flat on Upper Boon Keng Road sold for over $1.3 mil

 

"A four-room HDB resale flat located at 8B Upper Boon Keng Road in the Kallang-Whampoa estate has been sold for $1.300888 million. The 28th-floor unit measures 1,023 sq ft, which means the price works out to $1,272 psf. 

The sale marks a new high for four-room flats located outside the Central Area.

 

Prior to the sale of the unit at 8B Boon Keng Road, the previous record for a four-room flat outside the Central Area was the sale of a 1,023 sq ft HDB flat at Sky Terrace@Dawson on Dawson Road in the Queenstown estate that fetched $1.188888 million ($1,162 psf) in February, based on HDB resale transaction data on the data.gov.sg website."

It also surpassed the previous record quantum of $509 million, set in 2018, for the site of Piermont Grand EC in Sumang Walk, Punggol.

 

the future Tampines EC project could be priced at around $1,430 psf to $1,500 psf.

“The new record could lead to higher prices for condominiums because it goes against the grain to price a 99-year leasehold condo below an EC,”

Now i know why so many HDB can sell over $1m, cause due to unblock nice view, super high floor and central location. Some say it still cost cheaper than buying a private at the same area. Where to find $1.3m price for a size of 1,023 sq ft in city fridge lo. I think cannot find such price and size if buy private in city fridge. 😅

The resident likely to be former resident of Rochor Centre

This block is next to Kallang Horizon which is under construction now.

The resident likely to be former resident of Rochor Centre

The newest condo around there is Kallang Riverside which is selling for $2.5m for 1k sq ft.

Inflation, almost everything now just getting more expensive. Eg: just look at property prices all UP across the board be it hdb/ec/condo/landed, property prices move in tandem when hdb resale prices hit new high record highs so will pte prices too. 

Which is why the often mentioned - 'SG property, good to be in as early as possible' 

'Buy property to wait, not wait to buy property' :D

It is convenient to go anywhere.

It is a steal as compared to more popular estates

Agreed, familiarity and convenience triumph above all.

And being able to HUAT big along the way is just icing on the cake. :D

But current property price overpriced liao, so some people would say wait next year or so, the price might come down. Don't buy now. 😅

This Kallang BTO same as the Queenstown BTO for tanglin halt SERS residents. Now all the tanglin halt residents become future millionaires overnight.

Agreed. I find among all those city fridge HDB, the HDB at Kallang MRT area consider the best location. The flats near to an MRT and the surrounding roads there not say super jam, like the area at Lavender/Balestier, the traffic there is a nightmare.

Scarily familiar comment by my ex colleague who never recovered from his housing journey. He sold his only home and went renting, only to buy more expensive years later. If it is the only roof over head, just buy when one needs it. Don't play with timing.

Haha, when is SG property ever not overpriced? When CMs was implemented some also say wait price will drop or wait for removal ABSD to enter those till now probably still waiting 🤣 long time ago i already mentioned just like COE, this ABSD thingy likely here to stay for long. 😉

 

Let me just share few reasons why i reckon price will NOT drop ...

CM/ABSD = less sellers on the market, once sold cannot buy back or have to pay absd.

CM/TDSR = no overleveraging which also means little to no urgent or firesales to cause any sudden price drop.

Population = SG is land scarce, last heard increase to 5.92 thereabouts, later 6-7mil future maybe 10mil, so new demand will always be there.

Buy HDB is no brainer, PTE go for OCR/RCR, avoid high end properties or CCR for now (60% foreigner tax). SG propertg is history proven, when down is very slow but when up is always fast and furious (eg: recent down 2013- 2016 and then up from 2017 to now .. wait some more ABSD eventually gonna hit 20-25% 🤣 (my guess)

Yup, that's why as mentioned always go for new 99 to retain value future sell confirm plus chop sure to profit gao gao, if lucky to be chosen for SERS but yet choose either smaller or shorter lease (50) unit, in my book is a big wasted opportunity goldmine loss. 🤣
