Ya man. Exactly my pt! The 29, 30 young working graduate adults now can have salary of 7~8k per person (not the 躺平 type), 16k per couple. It has doubled, compared to my era when I was 30 yr old. Hdb bto prices have not doubled all across the board. One can even find 400k+ 5 rm hdb at tengah (no longer ulu hor, got ACS there in future😉). In fact, the current batch of young working adults should do even better than the 70s, 80s batch! Note I am not referring to resale hdb. 😅

Confirmed and guaranteed chopped that young working graduate in their early 30s with a salary of 7-8k or some even higher. Their salary is even higher than some of those ''old'' people who are in their 40s and early 50s. This is quite depressing for ''old people''. 😅

Flats costing over S$1 million are “ridiculous”

Another respondent, Angeline Ong, 32, said the increases in prices for larger flats have also made them unaffordable in most locations, perhaps due to high demand.

She has been looking for a four-room flat in the past month, and with their budget, Canberra and Sengkang are the only ones that meet their criteria.

“I also think it’s really ridiculous to be reading news about resale flats selling for over one million dollars,” the 32-year-old added.

“If they can afford to pay over a million dollars for an HDB flat, perhaps they shouldn’t even be buying one.”

Less Than 50-Year Leases at tiong baru still can sell $2m, who say old HDB flats left with short lease become no value? And who say cannot buy 40 year old plus old HDB flat and after staying for 20 years, flat no value? 😅

Resale BTO flat in ulu location still can profit 3x for owners? No wonder like i said before, die die also must buy a brand new BTO flat no matter in which location, no matter how big the BTO flat is, and no matter need to wait for how many years. Then after stayed 5-10 years, sell and profit gao gao. 😂

Haha, if less lease equate to more expensive, then next time after stay another 20yrs with less than 30yr lease remaining just sell for 3mil lor, no worries buy high sell higher! 🤣 Those buyers are a special breed, the type with money to burn. 🤣

It's a given buy BTO sure make just a matter of how much, after stay 5-10yrs sell to upgrade or even stay 30-40yrs also no issue, by then should be retired time to rightsize, take the profit gao gao pay for a smaller unit which is then FOC. 😉

Agree, full paid own stay property feeling is very shiok no burden. That said, say you have 500k to full paid BTO, option 1 would be to do just exactly that or option 2, max out with HDB loan and park the funds elsewhere for better returns, the higher int more than enough to offset the hdb loan int making it effectively 0% loan while still having some extra pocket change for cai png, with peace of mind knowing that those are ready funds that can be deployed at any time, as and when if the int rate situation do change can no longer get higher than hdb loan int rate elsewhere, can just showhand fully redeem.

Just 1 yr alone the extra few k, 10yrs would be 40-60k, 20yrs later in the 100k range, can full paid for no worries, or do it 10-20yrs later with extra 50-100k in the bank. 😉

That's why it's diff strokes diff folks, same same but different. :D

Ya, invest property diff ball game altogether, depending at what stage of life (age) approach would be diff to min risk max potential.

Do note those things Bahru doesn't come with elevator. So can strike off those elder demographic as buyer.
