yeah definitely it's not enough.

Sengkang has 2 loops. Punggol only has one right.

Punggol has one loop? Same like the bt panjang LRT?

happily moved out of sengkang

i would cash out of punggol and move to another estate if it was me.

 

It will become a jam-fest.

My friend cashed out 6 yrs ago,but I gotten in 5yrs ago.

 

I really think traffic conditions can get slightly better then the temp road from Punggol Central to KPE open up.

Well it's probably the best designed town to handle such a large population next time considering the whole town was planned from the start to handle a large crowd.

 

But since there's a premium for punggol flats, then might as well cash out and move to a more well established estate albeit older

When I was still staying in Sengkang, I used KPE very often and I always get the impression those staying in Punggol always drive very fast during the evening time when turning towards Punggol east. All rushing to go home because they stay so far  [nod]

i think sengkang is good as compared to surrounding area in my opinion esp sengkang west thats more connected to cte now.

the new CTE exit has increased accessiblity for sengkang west and Yishun  [thumbsup]

I much prefer to stay in an older estate than a new estate. Esp old estate stay nearer to town. So punggol to me sounds far, lol.

Punggol is already a nightmare now with that horrible Punggol Rd TPE exit clogging up the TPE all the way back to Tampines Link during evening rush hour.

 

Wait for a few more years for the remaining Punggol BTO projects to be completed and taken up and it will be Nightmare on Punggol soon.

Yalor... I could hit tpe in 6-7mins from my punggol east home many years ago and now, I'm lucky if I can reach the slip road to tpe in 15mins from home during morning peak...

 

Why I can't get a number for bidadari..damn... Will try again on feb bto...hehe

Bidadari bto way too popular already. Next bto in feb so fast?

a new slip road (near the Old age home, nearby Punggol plaza) that leads to KPE "only" will be opening soon.

 

It will at least ease some traffic along Punggol Road exiting to TPE

Getting crowded. The population in Punggol will eventually match AMK.

 

I love it here though. Got great views. Will keep it for the uluness feel. No complaints. Got water, got greenery got sea got Pasir Gudand chimney........

Shhh.....

Lol you are totally right.

My sense is 60% of drivers, seems to drive coordinatedly fast. But most drivers give way to each other probably understand everyone is rushing.

Won't happen, this is the town park. The MRT line runs under it.

 

Beyond the hills will be seventeen ave and the new university.

 

Quite safe quite safe. Only the seaview may be gone. But cannot ask for too much la. The seaview comes with Pasir Gudang views too.

The nov bto are facing sea view, think the seaview should not be gone for these flats.

Ya. Thatz North shores 1 and 2. Huge development with commercial space linked to let station. Extra retail options.

 

Will block the sea but hopefully block the chimney views too.

Will the chimney give off some bad smell? Some night at sengkang, can detect some funny burnt smell out of no where.

not for me... once in a while i still go back to sengkang pick up stuffs, now i can't imagine i used to drive so long just to go home.
