Maseratigood 5th Gear January 1, 2014 Share January 1, 2014 (edited) a whopping $4.3 billions dollars MCE it better deliver "tangible" benefits and measurable kpi to justify why spent billions dollars building it where the current ECP is doing the job "fantastically" Will the 4.3b be recovered by selling the land above the tunnel and allowing highrise office buildings constructed there? Let's say by having the expressway underground as it is now and therefore freeing the land above it for sale, can someone please calculate how many sqm of land is freed up for sale and make money for SLA? However, if developers want to build highrise offices over the tunnel, is it technically possible as the piling will have to penetrate through the tunnel and hit the traffic below!! End of the day the so-called freed up land above may just be used as open park, no major buildings can be built over the tunnel below. Back to square one ---- how to recover the 4.3b without squeezing the users to pay ERP for the recovery? Back to square one ---- how to recover the 4.3b without squeezing the users to pay ERP for the recovery? they calculate liao its possible to build skyscrapers above as this tunnel few hundred meter below so wont affect the piling. regarding ROI, i think it wont cover but half should be possible since CBD land scarce and expensive. The main reason for this tunnel is to allow wider and smoother traffic journey that connects East and West which until now have yet proven for its success

Although the graphics will not be 'live' ie moving fish/water, but it beats the current dull, dark ceiling/walls
