So by right all new HDB n condos should be using stainless steels screw by now. How the 85% slipped thru inspections? AsiaOne Monday, Jun 04, 2012 More than 70 per cent of all fallen windows incidents are due to poor window maintenance, and at least 85 per cent of casement windows fell as a result of failing to retrofit the windows with stainless steel rivets. These were the findings of the Building and Construction Authority (BCA) and Housing & Development Board (HDB). In a joint statement, the two governmental bodies advised homeowners to check and maintain their windows once every six months, and repairing them if necessary, to minimise incidents of fallen windows. According to BCA, there were 35 cases of fallen windows from January to May this year, compared to the 20 cases during the same period in 2011 and 2010. All windows are subjected to wear and tear and may detach and fall when window parts become loose or defective. To counter this problem, homeowners are advised to follow three simple steps: For casment windows, they should 1) check that the fasteners are not rusty or loose 2) clean and lubricate joints or movable parts 3) change all rivets from aluminium to stainless steel For sliding windows, homeowners should 1) check that the safety stoppers and/or angle strips are in place or not damaged 2) clean the tracks and ensure the window panels can slide smoothly 3) change worn-out safety stoppers and angle strips BCA and HDB have also been stepping up efforts to create greater awareness of the importance of window safety. Besides the biannual Window Safety Campaign on June 6 and December 12, BCA and HDB are also reaching out to educate the community through roving exhibitions on windows safety. To further encourage residents to check and maintain their windows, toolkits for window maintenance are also given out during the exhibitions. BCA will also be carrying out windows inspections at both private and HDB estates to reinforce the importance of regular window maintenance. Under the law, homeowners or tenants could face a fine of up to $10,000 and/or receive a jail term of up to one year if a window falls due to lack of maintenance. In addition, if any fallen casement window is found with aluminium rivets, they can also face a further penalty of a $5,000 fine and/or jail term of up to six months, for failing to retrofit the window with stainless steel rivets. One of my window I think the arm is half broken liao....but I think it is also about time to change all the casement window to sliding window to play safe. Flat is almost 20 years. 10 years ago we changed all the screws as required by HDB new ruling. Think we should change the window now...
