Sky habitat so far only 42 units lodge in URA

April 1st launch in 15 April, News report 126 units sold........ Option normally only vaild 2 weeks at most 4 weeks to excerise, if not expire [sly]

 

so far only 42 units lodge in URA and go as low as $1,458psf. I wonder what happen to the rest of the 84 units... cold feet backout not reported in Newspaper?? go URL seach under Skyhabitat and see result. if option allow 1 mth to exercise thus last excerise should be end 2nd week of May 2012 and latest mid June should show caveats base on experiences..........

Said to be the most expensive suburban condominium here, the development in Bishan Central is going for S$1,642 psf for a four-bedroom unit to S$1,747 psf for a one-room unit.

so the 42 units posted in propertyguru selling $2,000 psf?

Propertyguru can post any asking price, but whether translate to real sales or not is anyother issue. URA Caveats price is real cannot run.

 

If Caveats show transaction $2000psf than Huat Ah to the owner [thumbsup]

 

Propertyguru always average $200psf to $300psf above Caveats price

shd be looking at the button under "Prices of Private Residential Units Sold by Developers', and not caveats.

thanks for feedback, but interesting cause people buy Bartley Residences from developer, Caveats appear in "private residential property transaction with caveats lodged".

 

and if the 42 units are re-sales, the 42 units sell with 16% seller stamp duty?? and many sell at 1500+psf with 16% exit fee :blink:[shocked]

 

my understanding Caveats lodge by each owner even buy from developer will appear under transaction lodge.

 

does paying 1% deposit for option consider sold?? cause 15 April weekend newspaper reported 70% sold

Buy under anonymous then wont show up in caveats....anyway Sky is on the high side and the fittings are not in line with what I expected from such 'atas' developments....there are better new launches which are FH with better finishings in the market around balestier or houngang area which are much cheaper if one bothers to look around...

Typically, caveats are lodged at least 2-3 weeks after a purchaser signed an option to purchase at the showflats. The press frequently reports the sales status of projects based on observations at showflats or interviews with developers. Therefore, what you read in the media will be different from the information shown here.

 

In addition, it is not compulsory to lodge a caveat for all property purchases. Lodging of caveats is usually done voluntarily by purchasers through their lawyers to protect their interest in the property.

based on the above link info:

Total number of units = 509

Total number of units launched to date = 180

Total number of units sold to date = 131

Total number of units unsold to date (that are launched) = 49

 

Percentage sold (total projects) = 131 / 509 = 25.7%

Percentage sold (launched units) = 131 / 180 = 72.7%

 

It's the 72.7% that are being bragged. Subsequent launch would be interesting to see are there still many buyers in the market whom can afford $1800 psf in view of cooling measures :D
