(1) Any person responsible for an exterior feature of a building who, without reasonable excuse, fails to keep or maintain the exterior feature in such manner as to be securely fixed to the building and as will prevent any collapse, partly or wholly, of such exterior feature or its support, shall be guilty of an offence and shall be liable on conviction to a fine not exceeding S$10,000 or to imprisonment for a term not exceeding 12 months or to both. Warranty is covered by the developer - 10-year warranty against spalling concrete and a 5-year warranty against ceiling leakage and wall seepage from exterior. Installation will require drilling on ceiling & walls, if it caused seepage, who will bear the cost for repairs? Probably need to dismantle the windows too. I was screwed too, in 2 developments i bought as well.... god damn it. planter area plus AC ledge already took up 10% of my whole area. banana rama. I was not there when my wife put down the deposit. whole area of 1020 sqft, only 901 space available , not to mention those bloody window bays.... Happily1986 5th Gear March 21, 2012 Share March 21, 2012 yes. sub prime refers to those who were unable to borrow at prime rate - my understanding. similar to buying a 300k car at 10 year loan. when shuut hits the fan, sure to repo and foreclose. thanks for confirming. I think the original member who used the term of sub prime was refering to the phenomenon where devaluation of the asset occurs resulting in an outstanding difference between the static value of the loan quantum which may subsequently trigger a margin call in very drastic scenarios. One pigeon hole & that's it! actually if it were possible, i rather choose to buy resale flats with simplistic, clean exteriors as compared to the supposedly "aesthetically pleasing" exterior-wise, newer flats. The way they design the aircon ledges, bamboo ledges and whatever kotek ledges makes the unit seem like a shrivelled date. And not to mention the dirty tactic of including such unliveable areas into the GFA for computation of $psf which artificially deflates the 4psf.
