Hahaha..... First kena super expensive price at super small size. I read that 5-room is 105 sqm! On top of that, it comes with 12 sqm balcony and 5 sqm ac ledge and walkways to the room. Common room size is 2.5x3 m.... Go figure....

three bedroom condo only about 635 sq ft. we have caught up with the standard of small housing in hong kong!

wow.. the balcony is bigger than the living room + dining room combined!!

 

i am always not motivated to pay for balcony space.

 

but developers always like to build balcony to give a nice external facade

cos balcony is a good way to add floor plan area and sell higher to customers?

 

balcony is aesthetically pleasing. easier to con buyers into buying.

 

it has been proven many times through research of consumer buying habits that buying decision is more often powered by impulse than by rational thinking.

1) "forget" they need to manage the expectations of owners at DBSS

2) totally heck care this group of people called DBSS owners

3) have "greater" plans for DBSS in the future

if i am not wrong, developers were given 10% bonus GFA for balconies.

 

Just pay for DC which is approx half of land value psf.

 

So cost to them is >50% of land value but can sell 100% of psf value to buyers. This led to super sized balconies.

 

Not sure if URA is still giving out these bonus 10% or not...

$50 impulse, acceptable.

for ave. singaporeans

 

500K impulse

for couple earning 12K pm and below

not likely la.
