well i think its a low point of entry where o levels can enter the profession....of course any real estate agent will say they are making big bucks la [:)]

 

anyway i was joking with my estate agent friend that it is an ah beng profession...but then again who bothers when the deal is done...

 

but to say that it is easy money can be subjective....where i see estate agents attending sales talks etc....

Not anymore actually. Now all agents need to be multiple exam and course qualified and registered by CEA

today read the papers.......noted a column on how to sell yr house w/o gg thru pty agents......but the article only state briefly......anybody knows the

 

detailed steps on doing it.......like step 1........till step X......anyone can advice?????????? any website to see?????????

Previous house sold through agent, a condition set by buyer. The best 5-room in Singapore, according to many agents and one 5-rooms admirer (goes around admiring 5-rooms in Singapore as his hobby).

The buyer just wanted to penalised me for selling my house to him [shakehead]

for me i think its about not being penny wise pound foolish

 

You save 5k in commission but you lose 20-30k or more in potential pricing or discounts. Wouldnt that be silly? Alot of fellas nowadays think they can do better but just like freight forwarding (leave the hard stuff to the agents). Sure you can do yourself but what are you risking

A friend of mine is an agent. He has a degree and he makes more than 500k last year.

In some countries buyer/seller dont need the middle man (housing agent). If there's 'standard' legal documents to use, most cases are rather straight forward. However, whether there's an agent to go in between or not we still need a lawyer to vet the documents, so might as well let the latter handle the legal matters and DIY the 'commercial' parts provided we do home work and know the market. [:)]

 

If buyer or seller needs help in price negotiation etc, an experienced agent good in this will be helpful. As to whether their inputs worth the 1% or not, buyer/seller decide.

 

in australia, pte property conveyancing don't even necessarily have to go through lawyer unlike singapore which is mandated so.

thats true.... and agents/owners can be quite trusting:

 

they just leave the key under the flower pot in front of the house and ask you on the phone to diy inspect the house (owner not at home) [:)] (maybe the agent lazy, or having afternoon delights somewhere else)

Step 1: Advertise you property.

Day 1: Most enquiries from agents, a handful of direct buyers.

Day 2: More calls from agent, all claiming to have buyers that can offer high price.

Day 3: Finally sold your unit thru agent, maybe slightly higher than your expected price.

Day 4: More calls from agents

Day 5: More calls from agents

Day 6: More calls from agents

Day 7: More calls from agents

.

.

.

.

.

.

.

.

.

.

.

Day 50: Cancel handphone number to avoid incessant calls from agents.

 

Then STEP 1 = GET PREPAID CARD.

 

That solves all the problems.
