KARTer 2nd Gear February 14, 2012 Share February 14, 2012 (edited) I think what MND implies is to let people know that there is avenues for people to DIY selling own houses and need not go through agent as some people ( mountian tortise or what ) don't even know can DIY sell house. [laugh] Its quite understandable why sellers (especially first timers) prefer to use the service of an agent coz the amount of money involved in the deal is usually the single most EXPENSIVE item by a big margin in his/their possesion. On the other hand, if an A levels guy can learn and go thru the forms, processes etc to do a deal, many of us should be able to do it also. The question is: do we have the time, and do it chop-chop? It doesnt make diff on his comm with the 20/30K. to him/her is to just close the dea. My 3 cents. That would be unprofessional. Any proper agent thats not fly by night knows that new listings are just opportunities for return customers who are very happy with you. The issue is there is no way the owner will know who can perform. Its dependent on agent to agent. Some do some dont. The key is finding a good one. Cerano 1st Gear February 14, 2012 Share February 14, 2012 i have a different experience and sold my pte properties diy... open house (i dictate the date/time) and pick up calls as per my advertised time-period. Unless the market is really bad/slow for seller, otherwise it is not as hard as some may imagine. Of course, the types and values of the properties may affect the difficulty or ease in doing diy sales. In between diy deals, i use one particular agent who is hardworking, resourceful, and full of initiatives. She deserves to earn her fees from me. Also, if the seller is a busy business man or elite dealing with other money making business making tens of thousands / millions every hour, he may not want to spend time and energies on properties deals and therefore chooses to use agents to do the work for him. Thats the key you see, some fantastic agents can seriously set record prices. I didnt believe it too but then i realised thats how people set those prices in newspapers. However, just like footballers, the top ones command a top salary and transfer fee, the less capable ones settle for less. Wouldnt that be silly? Alot of fellas nowadays think they can do better but just like freight forwarding (leave the hard stuff to the agents). They can chose to ignore the highest offer price but less co-broke from the buyer agent and instead persuade you to accept a lower offer price with higher co-broke commission. I quote 1 example...personal experience....I was selling this city fringe 3bedrm hdb. They wanted $75k cov for it and the hse is in original condition like it was 30yr ago with only repainting and electrical wiring redone. Managed to get $60k cov for it which was the highest price there. A record already but she refuses to accept. so the buyer bought another unit next blk for $50k cov and this owner of mine is still waiting to sell her hse...it has been like 8mths already...with market softening, doubt she ever get $75k cov for that hse....we already forewarned her this would happen but she got too greedy....original deal was $60k, then when someone offer $55k, she wanted to increase to $75k... The agents i came across even volunteer to mob/sweep the floor themselves!! Some really know how to sweet talk the other party to achieve better than expected prices for us as you mentioned. KARTer 2nd Gear February 14, 2012 Share February 14, 2012 searching for new fridge does not command thousands of dollar of commission no lah, although its not hardwork, such minor efforts do add up to time they have to put in ... but bottomline is still achieving best price in shortest time and dont miss the market etc... doing such 'small' work wont justify the thousands of dollar commission, but without it, the effort will be less sweet.
