Buying property can never go wrong in singapore, as long as you have holding power during bad times. Or unless political unrest in singapore, natural disaster etc. but no one can predict this..so if u have cash, ca u use the cash to earn cash and keep up with the inflation rate?

Buying prop is a personal choice really...grab it if u like it..walk away if u dont..thats simple..

Punggol will take a while to develop. How long I don't know. Eventually will be like Pasir Ris & Tampines.

 

However well developed, you can never compare these places to matured estate nearer to town like Clementi, AMK & TPY. Proximity to CBD / Orchard area does command a premium.

 

BTW, food in Punggol & SengKang is horrendous!! You can never find good hawker food at any of the foodcourts or kopi tiam. That is, if you can find any near your place. Nearest place for decent food is Hougang or Kovan...

 

The NorthEast is not a place i would want to invest in personally though i work in the north east

 

Expats/FT have to be lured by few things

- proximity to workplace (there's hardly anything major in Northeast area other than the upcoming Seletar aerospace. Even then, Yishun, Upper YCK road is closer than Punggol)

- proximity to international schools (none in the area)

- price (the competition for rentals in Northeast is going to be fierce considering the number of condos from Potong Pasir upwards and not to mention the nearby Circle Line stations)

- Expat friendly area (BT is angmoh expat friendly, Punggol??)

 

I would rather invest in BT anytime rather than the northeast. Unless I'm looking to stay then size of unit vs price and also family factors would play a role.

Hmmm..am not an agent..i just bought 1 at watertown..there is no need to defend my own purchase right? Buying property is not buying clothes..newd to consider lot of things..i have hdb as well, in punggol too! I dont need to justify to anyone really....its makr or break..u can be right and i can be as well and vice versa..the point i wa trying to make is tht i u like it, buy it...if u dont, leave it and look for the one u like. I've seen alot of comment from friends and forumere when i bought my hdb...but i thank god for listening to my own gut feeling..if i've waited, i wont have a house now...i better shut up, or else u would think that i am agent or from feo...anyway, good luck all...and to myself as well, cos i know the prop price will drop slightly this year.. :)

I see a lot of internet chatter about pollution coming from Pasir Gudang, an industrial park in JB. This is two examples:

Even the Malaysian photographers also notice the Pasir Gudang's pollution from yishun dam, though they did not say anything about smell:

i stay in woodlands, near to the senoko power station. So far no bad smell.

 

Anyone staying near Sembawang Park, Yishun dam or Ponggol coastline can tell us whether there is air pollution?

Buying for own stay is okay if its within your budget and if you can wait for the construction and have holding power. Don't look at just because of water ways and near malls but look at if your capital is protected and you can dispose it at ease. This project is about 992 units, I think there will be a sub-sale and rental price war.

buying hdb for own stay and buying pte property for investment are 2 different kettles of fish. for the latter, it goes beyond the simple "if like buy, dun like dun buy" approach as properties that one likes may not be investment grade and vice versa. anyway, not my $$ so i better [lipsrsealed][lipsrsealed] . Punggol isn't the most central of places, it's at the end of the North-East MRT line. Simple question - for $1,100psf, have you tried looking for a resale condo that's near an MRT and mall? We're sure there are plenty that are closer to the CBD than Punggol.

 

Honestly, get Watertown only if you can get the view of the canal Waterway, if not, go look elsewhere.

 

Not a glowing recommendation. The analyst actually snuck in the word "canal" albeit strikethrough hehe

It's no longer about the proximity to CBD that commands a higher premium.

It's now about lifestyle, where u can get from the MRT to the doorstep without being exposed to the weather.

In the past there were many traditional beliefs that have been proven wrong. City Sq Residences, right next to Little India is still commanding a premium.

A ulu place like Tanjong Rhu with poor public transport connection is also commanding a premium.

Geylang being so close to CBD, does not.

 

FEO has a reputation of changing the neighbourhood landscape.

Let's see how upmarket AMK town centre becomes once Centro is completed, and also their project at jct of YCK Rd and Jln Kayu.

 

I think we shd recognise FEO as a game changer.

 

FEO is not a 'game changer'. It's a good marketing team plus being private, they can hold onto units forever waiting for the 'right' price. They sell their units at a premium to create that feel good factor which singaporeans buyers like (i.e. expensive means good and i'm attas cos i can afford it)

i stayed in Seng Kang, already have funny smell on certain nites. Punggol is nearer to Pasir Gundang will kenna too. The other is noise pollution from the jet fighter..

Smell thingy has been around since day one. Think you'll probably get use to it. There's also strange dust particles that gets blown into your home at times. Dunno where's the source. Not sure if these will affect your health...

 

The noise from the planes is not that bearable especially on weekdays...

I think that's the 1st question if buying any property - own stay or investment

 

Own stay - i like i buy

Investment - even if stay inside, will be a compromise cos its to fulfill a bigger objective

 

I personally wld prefer to stay in a 3-4 storey condo in a nice quiet suburb with lots of greenery and far away from the road. At least 1200-1300 sq feet preferably closer to 1400 sq feet. MRT not close i oso dun care.

But this kind of condo has relatively cmi investment value [laugh]
