I called... The MI is calculated based on 90% loan on a 10yr loan tenor. However, the MI is applicable only for 1st year, then it would revert to $1xxx the 2nd year onwards.

$688 is only for 1st 11mths and you have to put 10% dwnpayment and the offer is only meant for cooper.
