well, if that's what you perceive to be... then be it..

 

in singapore, location counts...

 

that's the reason why despite of no shopping centres in the residential area,

Queenstown flats command one of the highest resale value

 

its the ease of accessibility various parts of singapore...

 

Thats becoz of its close proximity to orchard lah <_<

correct, and that is why they are not considered ulu... likewise, toa payoh is also close proximity to orchard as well.. 5 minutes walk to MRT + 7 minutes train ride to Orchard + 3 minutes of waiting time = 15 minutes...

 

that's my definition of whether ulu or not...

 

major shopping centres are constructed in Jurong West / Tampines, as they are deemed to be far off from city center... most people won't want to commute to town because of the travelling time.. hence Jurong Point has expanded so big of date.. similarly for Tampines with Tampines 1.

 

however, given a choice, i would still prefer location.

Kotek.. not now lah.... it will appreciate only when the new dbss launches... based on valuation of the new flats <_<

 

well The Premiere has TOP since Jan 2009.. however it did little effect to surrounding flats...

 

with most of the flats costing 450k (only about 15 years old with 130-145sqm), i can't see what's the catch for Tampines DBSS if they are going to price 5 room flats at 600-700+k....

how big is sgp only? tampines has MRT, and bus terminal.....u name it, they have it...... one of the busiest town in sgp..... ULU? u must be dreaming. Even Jurong Central is also becoming pupular in the west.

 

Frankly speaking, I would rather choose Bishan, AMK over TPY.....

The bid higher than Bishan?? Unbelievable. What is Sim Lian thinking?

Not just Orchard but also the CBD and financial hub of the country is quite nearby.

Sometimes I also wonder....with the cap, how do house owners pay for such expensive houses?

well in places like AMK, TPY, Bishan.. the impact is already witnessed despite not even reaching TOP yet....

 

Tampines is far from other parts of Singapore.. That's an undisputable fact.

might as well go resale....

 

get a bigger house for lesser money....

 

 

that's my whole point... at least for places like Bishan, AMK, Toa Payoh.. the resale prices are similar or even higher compared to DBSS... doesn't make sense to buy a DBSS which will take ard 3 years to build.. smaller area, yet ~150-200k more expensive than resale flats which are way bigger (only that they are about 15 yrs old)

and MBT plan is to develop all these 'ulu' areas into urban areas, so that people don't have to jam in the CBD areas and Orchard....

 

yes next time even coney island will be urban areas.... but in geographical definitions, they are still considered as ulu due to distance..

Tampines ,IMO is actually quite accessibility...

 

Can go to Central like Ang Mo Kio, or Senkang that area via TPE....

 

Also PIE( to other parts of SG) ,etc...

 

And for the price of a unit in the New Tampines DBSS 2.....

 

Would you rather buy a condo ( say studio or 2bedroom+ 1 study) instead???

 

I think i will choose the rather... <_<
