Doesn't that mean you have overpaid for it? I have heard of unethical agent, but unethical seller? ya ... how about unethical buyer ? a buyer view a condo selling for 1.4mil, offer 980kk say can OTP anytime (buyer really very sincer) went for 4 viewing lao. Than agent help nego and secured what the buyer wants within a day.... but than the buyer suddenly changes course and says he now offer 800k!!! nia.... To get an agent to arrange for viewing a property is like begging them to arrange for it! Looking out to buy a shophouse and i've narrowed down my search to about 12 properties in joo chiat, geylang & little india area and out of this 12, only 2 bothered to follow up and/or willing to make arrangement for viewing. Both from ERA. As for the rest, most of them either never return call AND sms (i always sms when i can't get them on the phone). Rickster 5th Gear April 30, 2010 Share April 30, 2010 actually given current situation, everyone is IT-savvy and more knowledgeable... anyone in the service line, be it agents,waiters,salespersons should think twice about being rude. Actually, retaining customers should be considered an equal priority (if not, higher) as getting new customers, correct me if i'm wrong. Not everyone hang up sell 1 lah, there's always black sheeps in any line of work. Unfortunately 90% of property agents are black sheep... or rather, should I say its 10% are the black sheep becos they bothered to give reasonable service unlike the rest? :angry: Link to post Share on other sites More sharing options...
Rickster 5th Gear April 30, 2010 Share April 30, 2010 (edited) Many PAs so stupid. Last year my wife advertise in papers as owner still get 50% of interest from agents who are co broking. Agents too lazy to do own work so throw 50% of commission away with one phone call to another agent. Other agents no idea of value of condo and call with buyer with HDB budget. Other agents don't read advert correctly and want to buy 3 bed property for buyer who wants 2 bed or 4/5 bed. etc etc etc And the qualification for agents continues to be made lower and lower so we get more and more dull agents with really no idea of the business. Actually, becos the market is now clogged with young agents (35 or below) who aspires to Strike It Rich Easily. These group of people usually have these common trait - LAZINESS & BAD attitude (usually labelled as losers in their respective industry before they decide to jump into property to make a quick buck.) I guess thats y both of us have seen all these screwed up agents with bad attitude and expect everything to fall from the sky on their laps. Yattokame 4th Gear April 30, 2010 Author Share April 30, 2010 (edited) IMHO you should be happy only if you have paid much lesser than similar units in the same stack transacted about the same time, and not with the lower-floor unit you were eyeing in the beginning. And you would have save a bundle if that unit owner has not been so greedy. Paying more means more financial burden if it is your primary house. Congrates. it's the exact same stack, that lower floor unit. same unit number, just 10 floors lower. And I've saved a bundle from all the furniture and wallpaper, renovations. and the lower floor unit does not come with all those.
