Apartment Rental (Advice appreciated) Thank you

If existing tenancy agreement expires and to renew the rental

 

(1) must we give business back to the previous agent (is this the law)

 

(2) if previous agent lousy can I renew the exisiting rental with another agent or better still by pass agent and do it myself
