We should say, pray the Developers don't get greedy.

Only pray the developers give all Singaporeans a chance and price reasonably. All the hot locations coming out...

Hope Singaporeans who need to upgrade or switch locations can do so.

Agents can get a reprieve from HDB sales and new sales or resales. Govt can collect more from ABSD from those who need multiple properties and can pay. Economy can pick up more and steady.

Hope everybody ends up happy.

Bro, Gem land parcel bidded at 755psf, breakeven 1250psf.

So 1200-1300psf unlikely, if mid 1300 to mid 1400psf..reasonable? :D

A residential site in Toa Payoh drew a massive 14 bids at the close of the auction on Thursday (Jun 18), indicating strong demand from developers for sites in mature housing estates.

 

This works out to around S$8,130 per square metre of gross floor area, or about S$755 per square foot.

 

 

PROJECT LIKELY TO BE WELL-RECEIVED

 

Ms Li expects the break-even price of the Toa Payoh project to be at around S$1,250 psf and the selling price to start at S$1,450 psf to S$1,500 psf. “Given that there have not been new private-home launches since 2009, this project should be well received by upgraders and first-time buyers if it is priced realistically,” she said.

URA has released a 99-year leasehold residential site at Martin Place for sale from the Confirmed List of 1H2016 Government Land Sales (GLS) programme.

 

The last time a GLS site was made available in the vicinity was in Robertson Quay in March 2011 which developer City Developments Ltd won with a bid of $938 psf ppr. The project has since been launched as the 70-unit UP@Robertson Quay residential block located next to the 300-room M Social Hotel.

 

There have therefore been fewer than a handful of GLS sites launched in District 9 over the past decade, according to Nicholas Mak, executive director of research & consultancy at SLP International. “This tender could draw about 10 to 16 bids with the top bid ranging from $450 million to $480 million ($937 to $1,000 psf ppr),” estimates Mak.

Jewellery and property group Aspial Corporation has secured $275 million in revenue after selling all the units at Waterfront @ Faber, which comprises 199 apartments and 11 strata-landed homes.

 

"Despite the challenging operating environment, we are pleased to have sold all 210 units of the Waterfront @ Faber, demonstrating the attractiveness of the project’s value proposition and the strong execution capability of the group,” said Koh Wee Seng, Aspial’s CEO.

haha yet another rare or highly sought after GLS site.

 

seems like every GLS site nowadays very attractive, sure get many bidders

 

and winning bid will have to be at a premium

 

which will then be passed down to buyers

also depends if you are single or big family. 1000 sqft can be comfortable for couple without kids

If no kids, I will opt for just 400-500 sqft. Everything use technology to settle. Aircon-freeze myself.

 

Actually most retirement housing provided by Govt also about that size.

 

If no need to build altar and no need huge stove, modern living no need so much space.

 

I can stay 24 hours within 100 sqft with only an Ipad or laptop or flatscreen mounted TV. And another 200 sqft to sleep.

 

When need activity, outdoors is much superior. But that's just for me. With kids quite different.

when kids come along, they need the space - for running around playing games, room for doing work, for piano, for playing their toys etc
